That just blows me away why anyone would have a inspection in two feet of snow. What's the point?

So am I seeing that right the SEC cables are hooked directly to the roof?

Snow is no different than not being able to go in a attic because of stored items in the way or an electrical panel that's wall papered over. "Unable to inspect item because of (insert reason here),recommend having item inspected before close of escrow"

Makes sense as a HI less to inspect lol however as a home buyer I would never have a inspection in 2 feet of snow. That's just me.

More than half the homes in my mother's neighborhood in Santa Barbara are attached via insulators screwed into the roof. All are circa 1952-55. The only masts you see are on home that have remodeled or upgraded their electrical.

I know you HIs do not reference the NEC or local codes, but here is the rerference anyway.

For the first picture above the roof, 230.24(A)

For the second picture in front of the window, 230.9

Snow Happens... if after report is done, buyer may be able to get extension of any rights in regards to report for items covered/obscured and unable to inspect. If seller wanted to decline.. would raise questions as well.

What do others do if snow is going to be around for say 3-4 weeks. Thoughts?

I would think you would have to start somewhere if escrow has already opened and the clock is ticking..

If weather was going to be MUCH better in the next couple days and time/schedule allowed, maybe reschedule, but doubt it.

I had to do one at 3:00p yesterday, a sunday, which is generally a little late for me, it was lightly snowing and I got the exterior and roof done and went inside to finish at 7.
Timeframe issue, they happen too.

Snow covered roofs, patios, decks, walkways, etc. all get disclaimed in my report. I simply note "unable to inspect due to snow covering".

FYI I know that Com Ed in Northern Illinois used to allow service drops through the roof. My father in-law's house has the service entrance conduit in an interior wall and the meter in the basement. It wouldn't be my first choice of having unfused wires in my home.
