As an HI what would you be inspecting the coil for? What do you think you might see and how would you report it?? ...and "what...for?" does not mean why. I'm asking what are you looking for as an HI?

Not at all. But I wouldn't recommend taking off the panels. I turn down the thermostat and let 'er rip. As hot as it has been this summer, the client is glad to have it on.

And isn't that what air conditioning is all about--cooling the people inside the house? If they're comfortable, so am I...and leave it at that.

I see nothing wrong with recording splits--sometimes it can be used to show someone that the unit is cooling. But HIs should be careful about relying too much on splits for information.

Report that it is working...how well it's working is really not an HI bailiwick.

Same with the furnace. Let the client see that it is heating and go on to the next step in your protocol.

Jay,
Having spent 16 years in the HVAC industry I would have to disagree with your comment regarding panels. I will let the photos speak for themselfs. I for one do not want to pay for cleaning someones unit.
Happy Inspecting

You're right Jae. But I was trying to be helpful by changing a filter in a ceiling return yesterday. The old one was thickly coated with nicotine by the recently departed owner.

That's because you have some experience and may know what you're doing...and what any findings might mean.

I'm speaking to the general HI who has no expertise in the HVAC field and could get themselves in trouble with limited knowledge.

I spent over 30 years as an HVAC and I still defer inspections to an HVAC tech. I've grown quite weary of working on them--so I just inspect them.

If you want to go deeper into the unit--go ahead. But be prepared...

You know owners and buyers if its not in the report it must be ok, and they should not have to spend their own money to maintain their own house.

Don't get me wrong Jae I don't pull out the gauges just looking, but I feel the suction line in cooling mode, but even that is not a tell all.
