Does your SOP include these

These are inspection items included in the NC SOP for HVAC:

Automatic safety controls.

Fan coil units.

The home inspector shall open readily openable access panels provided by the manufacturer or installer for routine homeowner maintenance.

Like a Return Air Filter at the base of an Air Handler?

I pity you guys after reading some of the SOP there.

Alcoholics or Drug Abusers as board members possibly----:lol:

9.2 The inspector shall:

A. describe:

energy source.
heating equipment and distribution type.
B. operate the systems using normal operating controls.

C. open readily openable access panels provided by the manufacturer or installer for routine homeowner maintenance.

9.3 The inspector is NOT required to:

A. operate heating systems when weather conditions or other circumstances may cause equipment damage.

B. operate automatic safety controls.

D. ignite or extinguish solid fuel fires.

yesterday… and here is the shocker…ac was ON and set at 86 when i got there…heck i almost did not leave… :shock:

I was hoping someone would chime in on the difference between a “fan coil” and a “fan coil unit”.

Also, how can you fully inspect an automatic safety control when it is “automatic” without simulating an over temp, over pressure or flame roll out condition.

I always thought an automatic safety control was a float switch. :stuck_out_tongue:

Seriously, that’s the only safety mechanism I test.
