The label on this unit didn't state the manufacture... Can you help with: Make, BTU & Age?

Ok... Here's the update... 66 degrees outside. The output temp on the unit is 59 degrees, and the return is only 66 degrees : 7 degrees difference.
The seller is there an very nicely explains that that particular unit won't kick on if the outside temp is less than 70 degrees. He said that he had the owners manual and it documents that. But I didn't get to see it. What say you? Is he full of it, or is this reasonable. (BTW, by his countenance, I believe that he believes what he is telling me is the truth. So I don't think he's lying, but I don't know if he is correct or not.) Yes, there are low ambient thermostats that will prevent the operation of the cooling equipment when the temperature is below a certain setpoint. They are field-installed in the outdoor unit. It would be unusual for the setting to be 70 degrees, but it certainly could be set there.
As a home inspector, you're sorta stuck. Is the homeowner lying to you, and the system has a problem, or is he right? What do you do in that case? Did you confirm that the outdoor unit was indeed not running when you observed this low delta-T? |

I would have to think the elderly gentleman was confused If the outdoor unit was locked out on a stat the indoor blower would not have been operating either you stated 66 degrees outside ambient how did you get any delta T if the unit was not operating.

From inside the home, when I took the delta T, it appeared to me that everything was operating. It was blowing at 59 degrees. So I'm thinking he was confused. Like I said, I didn't think to re-check it and go outside to see if it was running too.

It would not have been 59 degrees if the unit was not operating it would have been the same as the return or the temp within the home
