Don't forget to look in the return plenum.

What a mess!!! Tell us more please.

Are those wires that are submerged?

Whats the brownish orange flex?

Is that a sub slab air duct?

This is shoot of what was under a wooden return plenum. The orange tube is the refrigerant line(suction) and the other is the condensate line, the water heater was also leaking in this area(seller had a plastic cup under the leaking valve), there were several romex circuits lying in this mess. The tile, wood floor, and carpet in a 12' radius were saturated.

The seller had already replaced sections of wood floor and all new carpet in the house.

There was also a bad shower pan in the master bath-directly above the kitchen, that had a new coat of paint on the ceiling.

At just under 2800 sq ft this home has been the longest and most defects in an inspection to date.
