I did poke around, but then I realized it was deep up in the insulation. Since the client was there, he got the message is was way beyond services. He's planning on getting the area cleaned out when he moves in.

Reminds me of some stains Dave Valley posted on siding exterior that were from mice/moisture.
Mouse ***** on the bottom plate combined with moisture intrusion. That's my theory.
