We bought the house in 2007 (it was built in 2005) and at the time there were slight cracks in the stemwall (which is covered in a about a 1/8 inch stucco cement). The inspector said it would be fine and the cracks aren't insane but they are fully horizontal and I'm worried they go deeper than just the stucco. My friend who is a contractor thinks it should be fine but I wanted to see what others think and whether I should fill the cracks for now and watch or get another person to come look at it. We aren't going to look to sell for several years so I'm not in a hurry.

Hello Trent,
I have read your post and would probably say that you should get rid off from this kind of cracks. Some times these little looking cracks bring a huge problem as they generally tend to become bigger and bigger. Cracks are generally classified by based on soil underneath. If soil is loosed inside the wall than it might be huge task for you later to get cracks repaired as they will surely increase in shape. So the best way would be hire a professional crack repair service and get rid from this problem. |

It's just not possible to do an accurate assessment of the situation over the internet. If you want a second opinion or a more definitive evaluation to provide appropriate recommendations ask your inspector for a referral to a specialist who can do that for you if he cant or it's beyond his scope.
