Crawlspace or Unfinished basement

So I just inspected a house with a 8ft high crawlspace with a staircase leading down to it, or would it be called a unfinished basement. Is called a crawlspace when you have the need to crawl in it and if you can walk in it does it then become a unfinished basement?

If it has a dirt floor and the exterior walls are not water proofed..............its a crawl.
