For the Inside-Only Encapsulation wise guys......hey, how the HLLL do you come to the conclusion that the only thing that needs to be done to crawlspaces is an Inside encapsulation system?

Yer outta yer minds!

Encapsulation does NOTHING to stop/prevent water-moisture-insects from entering exterior cracks and other openings....water is still going to enter ya nimrods. And when ya don`t stop/eliminate water from entering yer not going to prevent mold,midlew on inside....yeah, you NEED to COVER UP the Inside walls to cover yer azz. Whats also screwed up is, many of these companies who install these inside systems are self-proclaimed MOLD experts,remediation experts. Dunno how the SHTT yer gonna stop/prevent mold if ya don`t stop-eliminate the freaking water from entering,sheesh Krist!

Would have cost a few thousand to waterproof the exterior walls and backfill correctly when house was built...CODES on THIS subject are fk`g weak! If the.... powers-that-be KNEW or, really cared about the average Joe they`d have CHANGED the stupid codes a looong time ago. But nah, let the builders do what they want,its all about them.

And how about those who recommend to homeowners to.....raise `n slope the grade when they get water in crawls due to shtt in pic`s and by doing so it will SOLVE 85%-99% of all basement/crawl leaks....i`ll ask em again .....will raising and sloping the grade repair/seal/waterpoof these EXTERIOR openings `n unprotected blocks where the water is allowed to enter?

Sometimes....when house is being sold, it`s best for us ...
to back out of a job. Block wall, front wall waterproofed about 10 years ago.
Didn`t use enough hydraulic cement and didn`t apply THICK mastic plus, they backfilled with about 18-24" of top soil which.....pulled their THIN damproof tar and visqueen down. HO says it leaked 1 year after it was done,contractor would not redo,gave HO $500 and said 'see ya!'.

This HO had several water-diverting companies out,got estimates for Inside System along the front wall front, 1-wall.....$2,400-$3000. ALL of `em told homeowner the reason he gets water along wall-floor joint in ONE area was due to the most often used false claim....hydrostatic pressure under the floor.Hmmm ok, so i say look Mr Homeowner,i`ll take your hose and do a water-test on the outside of this one leaky area inside,lets see who is completely full of SHTT!.

He stays in basement to watch, i run hose for 1-2 minutes.....water enters at wall-floor joint....hey Inside sales-looooosers,sniff my az,smell it good buddy! Like that? yer wrong again...false claims,lies,incompetent.Give HO bid of $975.

No Inside System on this-planet could possibly stop/prevent further water from continuing to enter on the outside.Seen bunch of centipedes,ants `n shtt inside basement, wonder how some of them have been getting in.

What if termites were entering through here and HO is sold an Inside System? Ya know what the inside company will say right. Thats not our problem,not our fault etc. Well dkkkheads, if you`d have been honest or competent and diagnosed how water was entering you`d have come to conclusion to waterproof OUTSIDE which then would have also stopped insects from gaining access http://www.utoronto.ca/forest/termite/tips8.htm


Dig it out about 1/2 way,see obvious problem....and its not good.
Brush wall,where crack/separation is and call homeowner so he can come over `n look and make decision.

We explain that since the house is being sold and the porch and cap(cracked & painted) are NOT in good condition i will not do this job for him and guarantee it,nope.
Won`t guarantee it because its quite possible the buyer will replace the cap or rebuild porch from ground level up,either could certainly cause that corner to crack/separate again.And its likely the other side-corner of porch has similar problem. Tell HO to re-think what we discussed before he gave us the green light which was, sell the house, don`t waterproof and disclose the leak, let buyer do what they like. He agrees and we put shtt back.

Some other contractors would have went ahead with job,not said anything `n suffer later consequences, just care about that money....now.

Inspection-trench huh? That plus an inside system is going to remove/relieve the exterior soil pressure and/or roots and/or porch footing and/or concrete slab(s) that is causing wall(s) to bow inward?

They say...'that takes care of the outside'. How ya figure? No way man, guess in part that explains the 19 customer complaints within last 36 months

And did you explain to HO the supposed moisture that comes up through floor crack may indeed be due to a blockage that can be freed by snaking storm trap cleanout or HO may only get this when flooding occurs,may be city`s fault or if they already have a sump pump and pit, the tile that empties into pit may simply need to be snaked or HO may simply need to drill holes in pit-wall up higher, right under concrete floor level/thickness.
HIGHLY DOUBT any of these were brought up,thoroughly explained,attempted. Just sell that freakin inside system baby.

The rain, the park and.....inside systems

3 corners leak.....water FIRST ENTERS into the hollow blocks through exterior cracks. If you don`t stop/eliminate the water from entering then there will be an increased risk of mold/mildew/efflorescence etc.

Pic`s 1-2 see sheeting most inside companies will place against part of walls,almost always along the bottom but more and more are now placing it against all of wall....like to hide and conceal any mold/mildew and cracks that can WIDEN, wall bow in.

3-4 little something for ya

IAQ in basements.....wonderful,sniff it down deep into those lungs baby.

5-6 this is where the water first enters, this is WHY there is SHTT on the inside walls,its where termites and others insects can easily enter.

7 lil condensation fer ya


8.....next house Harper Woods. Homeowner just bought.Block walls, she ONLY sees water on basement floor at wall-floor joint,carpet gets wet under basement window and to left of window.Mold growing on lower part of drywall.

9 can`t see basement wall,drywall up....so lets run a water-test, lets locate where the shtt the water is first entering and winds up inside along wall-floor joint.Could have talked her into an inside system, if we didn`t give a shtt and were incompetent....like ummm, Never-Dry Waterdiverting.

Flood the outside, run water for 45 minutes right against exterior wall,not one drop of water enters so, no crack/no loose-cracked parging etc on the exterior of wall.

11 take hose and begin to SPRAY water (wind blown rain) against basement window.....water enters inside (finger) and runs down BEHIND drywall and onto floor.

Thats problem number 1. Say again, she could have easily been BLLLLCHHHHTTTTTTTTTTTT`D into an inside drain tile or baseboard system from the many chumps....thousands of dollars, but nobody cares unless/until it happens to them or someone they know.

12 Ok, well let`s see if first floor window is part of problem.

13-14 yup! ....and some told her to raise `n slope the grade,extend downspout, some told her the problem was clogged/broken drain tiles,PFFFT.

misdiagnosing the real reason(s) why basements leak is blccchtt,fraud,incompetence....start SUING these sobs will ya please,KRIST!

Entire front wall `n porch was done before, they didn`t use much/if any hydraulic cement,used a thin mastic and should have backfilled w/all gravel where that fat daddy crack/separation is.

To right of porch there is a horizontal crack just above footing that runs entire length of wall, cannot see this inside basement, its not visble. On inside front-wall there is a lil mold/mildew and efflorescence where this horizontal crack is on outside....yuppers. Has ZERO to do with any problem with any drain tile. Efflorescence etc is on inside along bottom blocks due to water/moisture entering/wetting the cracked parging.

Pic 23.....where the hlll is the ruined landscaping? Huh?

16 Inside...lower part of wall between the basement window and corner,on outside there is a hairline horizontal crack just above footing.

17 Inside corner...gas line. It too has been PAINTED, wonderful!
Bottom blocks,paint peeling,efflorescence,mildew.Has NOTHING to do with any inside humidity blccchtt,nothing to do w/exterior drain tiles etc.

18,19 Gas line,gaps-openings on the...AHEM.....outside! J KRSIT!

26.....ask again, where the fk is all the ruined landscaping? Tell us please or SHUT......UP! And exterior is more expensive than a blcchtt inside system? Are you people CRAZY? More lies! Job cost $1,325. Put the weed away please.

hey ummm, water/moisture is coming THROUGH da wall gents, this means in order to stop it ya gotta go outside. The inside system can ONLY keep water off the floor where it was installed.Water will still enter through the wall AFTER yer done so what`s the deal with the mold,mildew etc?

Take a good g dang look at pic`s 15,16,17...efflorescence inside basement,mostly visible on lower blocks,blocks painted not long ago. http://www2.snapfish.com/thumbnailsh...6/t_=122238283

~Nother POINT....Pics 2,3,24,25,you see STEP crack in mortar joints/bricks...huh? It was NOT caused by cracked/dropped footing,no settling of the stupid footing. Was caused when the basement wall cracked,pushed in a tad DUE to LATERAL soil pressure and tree roots. Follow that step crack down to basement window....where is the biggest crack in basement wall?

This shtt, the efflorescence, is on wall(s) because water-moisture is entering THROUGH the wall,through exterior cracks/loose-cracked parging/gap where gas line enters exterior wall etc. These people have TRIED all the gooball recommendations like raising-sloping the grade away,mudjacking slabs, 1 mile long downspout extensions and so on.

Some keep recommending to just build up the grade or simply paint the inside wall(s), some actually tell people to pour a NEW fkg driveway!!! And when bricks,mortar joints crack some incorrectly assume there is always a settling problem and then incompetently or fraudulently sell HO`s all kinds of shtt including helical piers,underpinning etc. Are you CRAZY?

There ain't a freaking thing I have not learned about waterproofing, shame it does not rain much here, and there are VERY few basements....so I can put this information to work--------------

But it is sure interesting nonetheless-----

bubber you rock…I’m having a 90 yr old house waterproofed on its 3 perimeters. I suggested your method to my contractor and he agrees to hydraulic cement, mastic asphalt, membrane, weepers, and filled with gravel.

My concern is that he wants to direct the weepers under the house and wants to install a sump pump in basement since he can’t connect to city pipes. Being a layman this scares the chit out of me. Can you shed some light here?

Are ya sure your problem(s) are loose-cracked exterior parging etc on the exterior? Often it is but you wanna be sure before spending that cash, just checking.

We haven`t had any problems waterproofing the exterior,replacing tile(s) 'IF' needed...which was rarely. Thats over 30 years and i know others like Capizzo,Stremersch etc have no/zero problems-complaints and thats over 38 and 40 years.

Are they hand digging or using equipment?
How deep from ground level to footing?
What kind of tiles are they going to use...clay,pvc,flexible plastic perforated(black)?
Check w/sump manufacturer on warranty, i`m no expert on sumps but i think its usually a one year warranty. And best to have back up power for it.

Have seen some older homes waterproofed(exterior) that had no exterior tile and none was put in....and there have been NO problems,no problems w/settling,nothing. They leaked due to cracked-loose exterior parging and/or gaps/openings where service line(s) enter wall etc.

If contractor has been around,knows what he`s doin` and has no problems/complaints ya should be ok.

2 small jobs, both poured walls and both HO`s only leak on long/heavy rains/spring thaws http://www2.snapfish.com/thumbnailsh...6/t_=122238283

First 11 pics....this lady has finished basement,gets water along wall-floor joint in one area. Ran water-test on outside of where she gets water on floor inside.Water came in within 2-3 minutes so, part or all of her problem are opening(s) below grade.

Told her she 'might' only have a leaky rod hole and if this was the case she could fix/repair `em on the inside but would have to take 2 pieces of paneling down.Also told her she 'might' have a crack and/or leaky rod hole and/or openings under basement window sill etc and if so it would be best for her to have em repaired on the outside. Those 'injection boys' ain`t gonna inject openings under sills and about 50% of all epoxy-urethane injections of cracks in poured walls will re-leak. Many who do injections want $500-$650 per crack, takes about 1 hour, very little labor `n materials eh?

This job was $900....hand dig 6' deep,haul all soil away,waterproof crack etc,backfill with gravel....versus a 1 hour injection...pfft!!!

4-5 hairline vertical crack...a tad wider at top of wall.
6 chimney `n basement wall opening
9,10 ummm, no problems yet again w/exterior drain tile...gee.
injection will NOT take care of openings under sill and by chimney and ya have about a 50% success rate on crack injection but....do what YOU like!

12...NEXT house, HO lived there long time,never got water in basement until recently....lives VERY close to I-94, uh huh, highway....underground vibrations. The cracks WIDENED just-enough to begin to allow water...in. Likely/quite possible....from either underground vibrations from highway and/or expanding-contracting clay soil.
Certainly gave HO the option/info to have cracks injected from inside.
Exterior cost $1,325 versus....inject 2 cracks on inside between $1,100 and $1,200.
And hey, for those who yap about how nice it is for them to see some laborers in uniforms...hey, you wanna PAY us more money so we can 'LOOK' good fer ya then start forking it over and don`t complain about the higher costs, shtt, no problem. I`ll wear a SUIT for ya if ya like. The way we look means.....NOTHING, pfft! Tired of this dumb shtt too.

Are you kidding me? Your worried about the way waterproofers/diggers look? Worried about a beer belly sticking out at ya? Worried about a few tattoos? LOLOLOLOL Ya know....call `n hire those who have the pretty uniforms and possess little if anything upstairs dammitt, J krsit! Freaking 90+ degrees with humidity at 70-80%. Some need to grab a shovel, start digging a g dam hole in clay, through roots,blocks,bricks,wood,cans and often around-under gas,water,electric,sprinkler lines. Say again, PLEASE call Never-Dry, thank you! Take care now, bye bye then.
