Thanks Marcel,appreciate it.
Hey Mr C, have seen your long list of foundation links and obviously many good ones. Have you thought about adding any of the following to that list,am sure its a pain to keep adding or subtracting links but could only help inform other HI`s or possibly some homeowners searching for facts and who may find your list...have asked the BBB and several hosts of Hm Imp radio shows to simply make these available to public but umm, they refuse as it would upset their paid inside system friends, wouldn`t wanna pizz them off right? lol http://www.lrb.usace.army.mil/Amhers...st-2005-01.pdf a few photos from unbiased source wouldn`t hurt http://www.lrb.usace.army.mil/Amhers...os/photos.html http://www.fairfaxcounty.gov/DPWES/p...marineclay.htm one builder here, other than you, who understands the importance of backfilling w/most-all gravel AND, they have zero complaints unlike the others you know http://dwightyoderbuilders.com/concrete.cfm this is good article,no way BV wrote it as he gets $$$ from inside system co. http://www.bobvila.com/HowTo_Library...ion-A2095.html possible basement back ups, lateral line http://www.msdgc.org/downloads/wib/c...t_basement.pdf http://www.helium.com/items/1022235-...d-patio?page=3 http://geosurvey.state.co.us/Default.aspx?tabid=392 good one on efflorescence http://www.aggregateresearch.com/for...ID=82&MID=2360 or some others posted throughout,Your-leaking-house forum is a goodie too. Ok, no biggie,am sure yer busy and know its a pain.thanks again. Apparently i`m not rubbing elbows w/right people. They had an 'A' about 1-2 weeks ago and now 'no rating'. lol http://detroit.bbb.org/WWWRoot/Repor...&firm=13040049 zero customer complaints, ever. Versus others who`ve had correspondence w/Atty General and/or have 5-20-50 BBB customer complaints within last 36 months and yet somehow magically, BBB gives them an A,A+. 16 complaints, scroll down see Govt Actions BUT, they get an A,paid member http://reports-boston.bbb.org/Boston...t.aspx?i=37896 A+ here LOL ,10 complaints and state enforcement action but BBB doesn`t list that. http://detroit.bbb.org/WWWRoot/Repor...2&firm=4002340 What the Beatles sing, money can`t buy ya love? Pic`s
http://www.flickr.com/photos/folly/3...57610352471050 See where steps, bottom step kisses basement wall....crack. Other pics to follow, sure looks like they backfill w/same soil........... gonna have x-amount of settling, even if contractor tries to compact soil and so its possible those steps could settle,move,drop....even if they drop a tad, the steps/porch (the weight) can cause re-cracking in the wall BELOW grade and/or right where ya see crack above grade and that means, after all the work/money spent this HO may leak again. One other note, the soil/the bank under edge of footing could cave-in,its possible. http://www.flickr.com/photos/folly/3...7610352471050/ 'weight' of concrete.....could/might cause cracks/problems. Not saying it did on this house,it may have and may not.Sometimes a slab+ can settle/move a lil and lean against top of basement wall. http://www.flickr.com/photos/folly/3...7610352471050/ http://www.flickr.com/photos/folly/3...7610352471050/ http://www.flickr.com/photos/folly/3...7610352471050/ says, 'first piling in place'. Don`t see any crack in footing,so far see NO reason for anything other than exterior waterproofing, correct backfilling and getting the weights/ pressures/causes off the wall......and of course tuckpointing. http://www.flickr.com/photos/folly/3...7610352471050/ No hydraulic cement,no visqueen? http://www.flickr.com/photos/folly/3...7610352471050/ Same soil used as backfill http://www.flickr.com/photos/folly/3...7610352471050/ would not recommend using this drain tile at depths greater than 4' Pic set http://www.flickr.com/photos/follyse...7610352471050/ --Next house Says........'Basement waterproofing'. Sorry but no,this is not basement waterproofing. http://picasaweb.google.com/gailbhay...15920324741602 http://picasaweb.google.com/gailbhay...15787180755410 Some homeowners 'think' they just had their wall(s) waterproofed and when it leaks again they`ll say stuff like..... 'we had walls waterproofed, still leak, doesn`t work' etc. http://picasaweb.google.com/gailbhay...26308327265170 When bricks and joints are going to be underground they need to be waterproofed/ protected. Can see where they had dirt piled up against bricks,if they are going to backfill and have same/similar raised grade they need to protect those bricks, joints. --Next home http://www.flickr.com/photos/peppysis/2795763731/ Says.....'hopefully this will last a lifetime'. O dear! We 'hope' so too but highly doubt it. Ya see what it is? Some homeowners have been, are being and will continue to be BS`d on this subject.Yep,some are well intentioned but are actually hurting homeowners http://www.flickr.com/photos/peppysi...n/photostream/ Cheryl Ladd ....got milk? http://www.youtube.com/watch?v=oMDLO...eature=related J.R.Ewing commenting on Victoria Principal ....got milk? http://www.youtube.com/watch?v=XNiQ9...eature=related Linda Carter in Starsky `n Hutch episode ...got milk? http://www.youtube.com/watch?v=d3-tN...eature=related Melissa Theuriau/is she saying she wants to come dig a hole w/us,i can`t tell http://www.youtube.com/watch?v=SVL3N...eature=related Hi, i`m Mr Pickle http://www.youtube.com/watch?v=Xv-MR...eature=related Last edited by john bubber; 1/24/09 at 7:47 AM.. |

No, didn`t read the entire article, couple of points though...
http://www.jfminspections.com/Wet%20Basement.htm 1) the good........ at end of article 'Further confusion exists because of decades of armies of waterproofing-SALESMEN bleating about underground springs(which mainly exist in the imagination of the salesmen) and other less likely scenarios'... You win one of Grandmas cookies. 2) the bad.....para 11 'Generally speaking, filling in soil around the foundation is somewhat less expensive than all other approaches, but tends to be a more PERMANENT SOLUTION'.... ![]() 3) the ugly.... 'exterior waterproofing' 'Exterior waterproofing.......should NOT be,in any way, confused with systems that waterproof a basement.....Waterproofing a foundation is accomplished with roof gutters and downspouts and connected storm drains'..... ![]() ![]() ![]() ![]() ![]() ![]() So yer gonna tell my old azz that what we/some others have done for 20-30+ years w/no customer complaints, is not waterproofing??? ![]() And all anyone needs is roof gutters, downspouts etc??? ![]() -Again,didn`t read all....couple points http://skylinehomeinspection.com/***...hadowMar07.PDF Page 8....see pic of steps Condition Says, front stairs appear to function as intended and in good condition. Settlement is noted to the stairs at rear entance. Just asking, would it hurt to help inform potential BUYER and add something like....... the weight of the steps after settling is now leaning against top of basement wall and could cause a crack etc in wall and subsequent leakage in basement.Something along those lines to help protect the buyer and the HI? At least the buyer would know they may have to spend x-amount on possible exterior waterproofing in this area and removing/replacing steps. There could already be an EXTERIOR crack in block wall that is NOT visible on inside,as in following pic`s.... http://www2.snapfish.com/slideshow/A...6/t_=122238283 This crack, and some others on outside are NOT visible on inside....but as ya see they do indeed exist outside and is why this basement leaks......got milk??? You won`t see this either on inside....around the corner from where root is http://www2.snapfish.com/slideshow/A...6/t_=122238283 See a few hairline cracks on inside but you won`t see the corner cracks and screwed up exterior block from inside http://www2.snapfish.com/thumbnailsh...6/t_=122238283 Pg 10....... Foundation......see pic of crack Says in part, 'Recommend sealing cracks'............... Its a hollow block wall so, if your gonna state 'recommend sealing cracks' .....then by what means? Since you brought it up,are you saying its enough for potential buyer to seal crack on inside? Some buyers are going to ask the HI so,what will you tell them about HOW to seal the crack? For those HI`s who have said stuff like, 'Oh just seal on inside and keep eye on it and maybe raise the grade'......this doesn`t allow the buyer a chance to deal w/seller and deduct the cost of what it will take to correctly 'seal the crack' on the outside/exterior waterproofing. Will ANY ANY ANY ANY ANY......INSIDE SYSTEM fix/repair/waterproof those cracks and that deteriorated corner in snapfish links? Will ANY INSIDE SYSTEM remove the ROOT,which is the CAUSE of the cracks and subsequent leaks in basement? NooOOooOOooOO way Jose. Bought house 12 months ago. 3 walls, numerous cracks, blocks deteriorated. Same 3 walls had no paneling etc against `em Had home inspection, according to HO the inspector told her the corner-crack and bow was 'nothing to worry about' and did not say anything about other cracks that were patched `n painted over and did not make any note about cracks on inspection report. ![]() ![]() ![]() Seller and realtors didn`t state or note anything on disclosure. ![]() ![]() ![]() Baseboard molding put on along bottom-blocks to try `n help HIDE the deterioration of those bottom blocks. http://www2.snapfish.com/slideshow/t...6/t_=122238283 See corner? Nothing to worry about? ![]() ![]() There are 2 corners like this. http://www2.snapfish.com/slideshow/t...6/t_=122238283 Bottom blocks deteriorating, baseboard shtt put on,couldn`t see this? ![]() Noooo way, not a chance, the corner, the deteriorated blocks and most cracks recently occurred! See/read some of the HI`s thoughts on whether or not state licensing is necessary, some for......some against. What some of us here in MI clearly know is there are quite a few absolute misfit-knucklehead inspectors who should not be inspecting any g dang house and would most likely have a difficult time holding a job at Burger King, the dumb azz`z. One paragraph rant ![]() Hey MICH home inspectors, take yer head outta yer Azz will ya please! Its YOUR JOB, you GET PAID to find, locate problems, damage in these freakin homes.....your are supposed to HELP homeowners, not FC them! Your not furthering your education on THIS subject by having those incompetent Inside system speakers at chapter meetings. NO....NOT all HI`s but quite a few of `em here and for decades they have screwed MANY homeowners. You need to be S U E D repeatedly, may be the only thing to wake yer azz up.....$250-$500 for SHTT inspection like this? Do you have a clue or care how much this is going to COST??? -Next http://www2.snapfish.com/thumbnailsh...6/t_=122238283 First 5 pics..... Gas company replaced old line, used equipment, caused the vertical crack in pics 3,4 and widened the exterior corner crack in pics 1,2. Other home in Eastpointe, pile of chtt imo. Other than 'some' home inspectors in MI, like nitwit who inspected house/first-link above.....you should be able to see some mold, efflorescence, cracks in basement walls, step cracks in bricks etc. Pics 18,19.....someone put some tar/mastic where patio `n house meet....umm, this doesn`t solve CHTT ok? Nada, nothing. If it makes you feel better to do this stuff fine but doesn`t fix/repair/solve anything. The slabs could, can still settle regardless of caulking/whatever along patio,driveways.....especially when there are trees/roots underground. For those who recommend inside systems/companies, still think its OK that they cover/hide basement walls, huh? Just leave the expanding-contracting soil against outside wall? Leave the roots, concrete, porch footings there? Leave these exteriors cracks OPEN? You must be crazy. Exterior openings/gaps in,around, under, above doors or basement windows need to be identified and repaired, just like exterior cracks in basement walls or a hole in the roof or yer head.
http://www.flickr.com/photos/shannon...7610607622663/ http://www.flickr.com/photos/shannon...7610607622663/ Many homeowners get blcchtt`d by inside system salesdorks, especially when there is paneling/drywall against basement wall. Some will only see the water that has entered along floor-wall,they don`t bother to take piece of drywall off and LOOK behind the chtt and wind up believing dipshtt salesman when they tell homeowner there is a supposed hydrostatic pressure problem under the dumb floor. New/newer basement windows, doors do leak. Some homeowners don`t 'get-it'. Had a lady the other day who called and wanted estimate for one leaky area in basment....this area was right under new basement window,is wet/damp right under window. There is drywall agst wall. She didn`t believe this is part or all of her problem, where water FIRST enters. She tells Bubberman she`s going to call other waterproofers because she doesn`t believe she can get that much water on floor, after having new windows installed. ![]() ![]() Ok lady, whatever you want, whatever makes you happy....you call one or more inside system twerps they`ll bs you into an inside system for $7,000-20,000,hope that makes you happy, thats what ya wanna hear eh.![]() Bye bye and lotsa luck.http://www.flickr.com/photos/shannon...7610607622663/ http://www.flickr.com/photos/shannon...7610607622663/ Others times, some will wanna play around, get talked into putting a drain and/or vertical drain tile inside window well when its the dumb azz window or other openings/gaps in sill or around window that is the real problem. Not saying this lady, but others have been talked into that chtt. http://picasaweb.google.com/juliesol...8BasementFlood And some think painting the basement walls is the answer/solution ![]() http://www.flickr.com/ardenshelton/2...7602746935882/ http://www.flickr.com/photos/ardensh...7602746935882/ http://www.flickr.com/photos/craigan...7594463933537/ http://www.flickr.com/photos/craigan...7594463933537/ says.....'...laying subfloor, cleaned up the walls and gave `em couple coats of Drylock...made it feel cleaner' What ya`s really needed to do was find out why the mold, efflorescence, discolorment is on basement walls BEFORE you start remodeling the dumb basement and spending that cash http://www.flickr.com/photos/bolton4...7607466878620/ says......'No leaks anywhere' http://www.flickr.com/photos/bolton4/2884094335/ says....'the entire basement has fresh paint'.....'One wall still gets water on heavy rains, small amout....used Drylock in the suspect area which helped but still gets a little water...' Thought ya just said NO leaks anywhere. Gotta watch alot of those realtors and flippers, they love painting basement walls http://www.flickr.com/photos/naladah...7602413292006/ apparently had inside system installed by Basement Systems around June 2007 ....'hurray'. Why risk damaging basement wall(s)? The WEIGHT of the cement truck AND the concrete can cause crack(s) in basement wall, cracks in driveway or wall to bow in
and/or cause a crack, wall to bow in your neighbors house. ![]() ![]() ![]() Just to save the contractor 20' or so of wheeling the dumb concrete? http://www.flickr.com/photos/lusicornelius/756226682/ Here`s a newer company in Ohio, apparently started in 2004,nice to see someone in OH do exterior work but............ http://www.youtube.com/watch?v=dpZvg...eature=related We`ll assume there are cracks on exterior wall/leak(s) was correctly identified....but, don`t see any visqueen over mastic/tar don`t see, hear anyone say they used hydraulic cement in/over crack(s) and on/under those basement window sills etc Some of us like to SHOW the homeowner the crack(s),other openings when we get it dug out,and take pics, wish they`d have. http://www.youtube.com/watch?v=plsXe...e=channel_page Also assume they`re doing 1 wall, hope they get the corner ![]() Not trying to knock da chtt outta `em but, we/I don`t really want to hand dig either but it`s best for all concerned. Eliminates the possibility of equipment/operator hitting any service lines, even if they know where any line is,bad things happen sometimes, unintentionally,we all have bad days. Using equipment on waterproofing jobs, even just a trencher, you`ll most likely ruin x-amount of the grass and better be careful w/neighbors grass, house. There is/was plenty of ROOM to hand dig here and not ruin grass, sidewalk http://www.youtube.com/watch?v=R9qNw8oPQ_M Hi Mr Smithberger. Now ya bring this truck and its limestone content...WEIGHT, over sidewalk, grass and near house/basement walls increasing the lateral- pressure against wall(s).Yeah sometimes when doing this there will be no problems but all it takes is ONE screw up,one wall to bow in, re-crack etc.Don`t let that insurance lap ok? ![]() Say again, don`t see any visqueen and its best to backfill evenly, especially when using equipment. When some homeowners see this, trucks on property/near house they don`t like it and may opt for an inside system if they have leaky basement because they`re worried about damage to their own house, lawn etc. Plus this is what gives those Inside system Cokkroaches reason to,supports ONE of the things they tell homeowners....that exterior waterproofing screws up their lawn/landscaping/concrete. Phil, know you want to get jobs done faster and EASIER by using equipment,stone-slinger etc and prolly don`t have to pay the laborers as much but whats best for the basement wall is not subjecting it to MORE lateral pressure.....plus ruining some of the lawn, cracking sidewalk or driveway etc and always the possibility of hitting underground lines. Phil says :50 mark, you won`t see many local companies using 'stone slinger'. Well, thats because of the reasons, possible problems/damage just mentioned.sheesh. .... says :55 mark, as little damage as possible? Then...hand dig bro. Hand digging and backfilling is best for everything concerned, got milk? Holy smokes, believe it or not, innocently came across this, didnt go to mass today....got milk??? Tried e-mailing yet another so-called expert on THIS subject
![]() ![]() ![]() http://www.stratfordbeaconherald.com...aspx?e=1425778 These kinds of answers to peoples question wind up hurting them, not helping them. Are you an expert on this-subject Mr Henri? http://henridemarne.com/ Says, a simple 'remedy' for you is to drill holes in hollow blocks to let the water drain out. Hey Henri, since you, your people don`t respond to my e-mails LOADED w/facts, how do YOU think drilling holes on inside blocks is a REMEDY? Water is getting.......INSIDE the blocks, either through exterior cracks,loose-cracked parging etc on outside wall and/or water is getting IN the blocks through exterior openings ABOVE the stupid wall. Says, if serious water problem....the MOST EFFECTIVE is an Inside system, blllllllllchtt mister. ![]() ![]() ![]() ![]() ![]() http://www2.snapfish.com/slideshow/A...6/t_=122238283 Hey Henri, if that homeonwer has something like this on the outside then, how do YOU propose drilling holes on inside is a remedy? And when someone is getting alot of water in, how do you figure the MOST effective choice is an inside system w/fiberglass against the wall w/sump pump? This CHTT doesn`t stop/prevent FURTHER WATER from where its FIRST entering!!! ![]() ![]() ![]() ![]() Doesn`t remove the root, the cause of the stupid cracks either! Doesn`t remove, lessen expanding/contracting SOIL pressure either that CAUSE many dang problems, cracks etc. Won`t bother to post hundreds of other pic`s that WERE homeowners problems. You`ve BYPASSED......tellling the homeowner they should FIRST........ IDENTIFY,LOCATE how/where water is first-entering. If the water is first entering through ABOVE ground openings/gaps then, THIS is their problem, this is what they need to fix! NOT some inside system or drilling holes in blocks, chtt. If anything that can CAUSE MORE radon gas to enter the basement, sure it can. If the water is backing up because a blockage in the lateral line then, THIS is their problem! They don`t need to get HI-JACKED by those LOSER inside system companies some recommend. You don`t want to talk w/my azz FINE, but you are WRONG mister, and anyone else who says the same kinda crap is also wrong and MISLEADING many homeowners. Here is another who THINKS they have the right answers/solutions to leaky basements ![]() http://www.weinspectforyou.com/03-07%20newsletter.pdf I`m trying to tell SOME of ya`s who think this kind of crap is the actual solution(s) or right way to go about identifying a homeowners problem, yer leaving yourselves wide open to get SUED or at least LOSE your inspection fee. http://homes.winnipegfreepress.com/i...=article&id=24 ARI here, seems to GET IT.......he is an HI but doesn`t talk the chttt like other two.Henri.....you may be an expert on OTHER subjects but not this one, nope. Thus, you shouldn`t be driving some homeowners over a cliff w/supposed remedies to leaky basements. What has Ari seen, learned that some others have not. Is it that Ari may have had prior hands on experience in waterproofing, is it because he has seen the false claims, lies, fraud from some inside system co`s or maybe he has taken the TIME to open up his brain and let some light shine in on this subject, unlike many other HI`s who i still see/read/hear from homeowners that RECOMMEND inside systems. Buy you a KEG O` beer Ari! |

Exterior cracks,loose-cracked parging,openings/gaps where service lines enter through basement walls etc http://photosmart.hpphoto.com/FilmSt...711e507&SKU=HP
303.05 Foundation Walls http://www.unomaha.edu/neighborhoods...foundation.php All foundation walls shall be maintained plumb and FREE from OPEN cracks and breaks and shall be kept in such condition so as to prevent the entry of rodents and other pests. ...minor problems left uncorrected can become major.... Water entering the foundation THROUGH cracks, holes or breaks can freeze and expand, causing damage to the foundation. ALL conditions that permir entry of rodents or other pests must be corrected. Hmm well, inside systems do not prevent water, insects, rodents entering through exterior cracks and other openings, nope. They also do not remove expanding-contracting soil, roots etc off the exterior wall(s). http://www2.snapfish.com/slideshow/A...6/t_=122238283 This pic is about 2-3' away from that root, around the corner.Broken deteriorated block....and some want to recommend inside systems to unknowing homeowners? http://www2.snapfish.com/slideshow/A...6/t_=122238283 http://www.healthyhomestraining.org/...g_12-13-06.pdf 1460.18 Exterior Structure http://www.rochesterhills.org/refere...inance_523.pdf 84-23. 84-24. 84-25. -Foundation Cracks Provide Hidden Entry Points for Termites http://www.utoronto.ca/forest/termite/tips8.htm |

'Basement Systems Water Guard review'
![]() http://www.youtube.com/watch?v=wM88O2Xhj4g Another leaky basement misdiagnosed or some don`t give 2 craps where the water FIRST ENTERS, instead opting to sell the ONLY thing they do. If you don`t identify/find where the water is first entering and fix, repair, waterproof it then your not going to stop/prevent mold, efflorescence etc. This homeowner has one or more exterior cracks and/or loose-cracked exterior parging or other gaps on outside wall(s) and may also have some openings/gaps above the wall, above grade such as gaps in,under, around basement windows, doors, open mortar joints etc. http://photosmart.hpphoto.com/FilmSt...711e507&SKU=HP That crack at corner is not visible on the inside, does not appear. But it sure as chtt is where water was first entering into the hollow blocks and caused some mold and efflorescence on inside wall at corner. See why many inside companies want to install a vinyl/fiberglass etc sheeting against part or all of inside wall(s)? Uh huh, it`s to HIDE- conceal water, dampness, mold, efflorescence or a crack(s) that can occur or an existing crack that can widen or wall bowing in. They don`t want YOU to see any of this, don`t want the homeowner to know or the next-homeowner or a Home inspector etc. ![]() Says the cost was $4,000, may be a smaller size home or maybe company doesn`t have much work and low-balled the estimate etc. Most inside knotheads usually charge between $7,000-$17,000 ...depends on what they think they can get away with, size of job...sure, and also what kind of neighborhood,richie-rich or not. This HO paid over $14,000, still leaks ![]() http://www.moneypit.com/ask-tom-lesl...rproofers.html Paid $8,500 in 2001 here http://www.theindychannel.com/statio...62/detail.html The efflorescence on part of this homeowners wall, why is it most likely there http://www.aggregateresearch.com/for...ID=82&MID=2360 '.....best way to prevent this is to prevent water from infiltrating the blocks.....whenever WE see this problem there is usually a leak somewhere that allows WATER to ENTER the block wall'.... Got milk err got mold? http://abcnews.go.com/WNT/Story?id=131638&page=3 ...'more importantly, you need to ELIMINATE the cause' http://abcnews.go.com/WNT/Story?id=131638&page=7 ...'remember, just cleaning up the mold is not enough. You MUST find the source and eliminate it' Ummm, they don`t tell ya its fine & dandy to continue to allow water to enter and divert it around inside perimter to a sump. ![]() ![]() ![]() What likes to hang out and breed in wet, damp, moist areas? ![]() No, its not Aunt Lucy. ![]() One more lil tidbit......how about RADON gas,how/where can this shtt enter your house/basement? http://www.epa.gov/radon/pubs/physic.html#Character Several openings/avenues, right? Well, one of them is 'D'......FLOOR-WALL joints. Inside systems drill holes in lower courses of blocks and leave them OPEN. Inside systems on poured walls will most often leave a GAP......OPEN, at,along the FLOOR-WALL joints.Yup yup, they surely do. Hey inside system dorks, listen, the phone is ringing, pick it up http://www.youtube.com/watch?v=qY2a6OBrBAc |
