Average situation you`ll need 10-20 `barrows of clay,average cost $400 to $1,000.

You are ASSUMING crap,you are not helping homeowners to FIRST identify,locate their problem....then fix the dang thing correctly.

If the problem is say, water entering through a crack on outside of block wall at-near a corner then, adding soil doesn`t waterproof the crack.....

If the problem is water entering through,around a basement window or door or through open mortar joints above he wall then, adding soil doesn`t tuckpoint the open joints,doesn`t replace the basement window or seal the gaps/openings aroud a door.......

If the problem is a blockage in the lateral line or w/a sump pump etc then,adding soil doesn`t snake the lateral line etc etc. If the problem is a corner crack that $1,000 will waterproof the dumb cracks versus playing silly azz games w/soil.Snaking lateral line is usually $150-200 and so on.

And ADDING clay can,will increase the weight/pressure against a basement wall,yes it will. The more chtt you add the more weight.

If an HI recommends adding soil/clay or installing an inside pressure relief system and bypasses identifying the actual problem(s) then their az may be called out w/any ongoing problems or possibly, if any damage occurs to basement wall after adding clay. WHY do sooo many insist THEY have the solutions to leaky basements when they don`t have any real experience/knowledge. Advice.....QUIT listening to inside system knuckleheads at yer HI meetings.

Hey Mr C, have seen your long list of foundation links and obviously many good ones. See where steps,bottom step kisses basement wall....crack.
Other pics to follow, sure looks like they backfill w/same soil...........
gonna have x-amount of settling,even if contractor tries to compact
soil and so its possible those steps could settle,move,drop....even if
they drop a tad, the steps/porch (the weight) can cause re-cracking
in the wall BELOW grade and/or right where ya see crack above grade
and that means,after all the work/money spent this HO may leak again.

One other note, the soil/the bank under edge of footing could
cave-in,its possible.

When bricks and joints are going to be underground they need to be waterproofed/
protected.Can see where they had dirt piled up against bricks,if they are going to
backfill and have same/similar raised grade they need to protect those bricks,joints.

Says, front stairs appear to function as intended and in good condition.
Settlement is noted to the stairs at rear entance.

Just asking, would it hurt to help inform potential BUYER and add something like.......
the weight of the steps after settling is now leaning against top of basement wall and could cause a crack etc in wall and subsequent leakage in basement.Something along those lines to help protect the buyer and the HI?

At least the buyer would know they may have to spend x-amount on possible exterior waterproofing in this area and removing/replacing steps.There could already be an EXTERIOR crack in block wall that is NOT visible on inside,as in following pic`s....

Its a hollow block wall so, if your gonna state 'recommend sealing cracks'
.....then by what means? Since you brought it up,are you saying its enough for potential buyer to seal crack on inside?
Some buyers are going to ask the HI so,what will you tell them about HOW to seal the crack?

For those HI`s who have said stuff like, 'Oh just seal on inside and keep eye on it and maybe raise the grade'......this doesn`t allow the buyer a chance to deal w/seller and deduct the cost of what it will take to correctly 'seal the crack' on the outside/exterior waterproofing.

Will ANY ANY ANY ANY ANY......INSIDE SYSTEM fix/repair/waterproof those cracks and that deteriorated corner in snapfish links?
Will ANY INSIDE SYSTEM remove the ROOT,which is the CAUSE of the cracks and subsequent leaks in basement?

Bought house 12 months ago. 3 walls,numerous cracks,blocks deteriorated. Same 3 walls had no paneling etc against `em
Had home inspection,according to HO the inspector told her the corner-crack and bow was 'nothing to worry about' and did not say anything about other cracks that were patched `n painted over and did not make any note about cracks on inspection report.

Seller and realtors didn`t state or note anything on disclosure.
Baseboard molding put on along bottom-blocks to try `n help HIDE the
deterioration of those bottom blocks.

Noooo way, not a chance, the corner,the deteriorated blocks and most cracks recently occurred!

See/read some of the HI`s thoughts on whether or not state licensing is necessary, some for......some against. What some of us here in MI clearly know is there are quite a few absolute misfit-knucklehead inspectors who should not be inspecting any g dang house and would most likely have a difficult time holding a job at Burger King,the dumb azz`z.

First 5 pics.....
Gas company replaced old line,used equipment,caused the vertical crack in pics 3,4 and
widened the exterior corner crack in pics 1,2.

Other home in Eastpointe, pile of chtt imo.
Other than 'some' home inspectors in MI, like nitwit who inspected house/first-link above.....you should be able to see some mold,efflorescence,cracks in basement walls,step cracks in bricks etc.

Pics 18,19.....someone put some tar/mastic where patio `n house meet....umm,
this doesn`t solve CHTT ok? Nada,nothing. If it makes you feel better to do this stuff
fine but doesn`t fix/repair/solve anything. The slabs could,can still settle regardless of
caulking/whatever along patio,driveways.....especially when there are trees/roots underground.

For those who recommend inside systems/companies, still think its OK that they cover/hide basement walls,huh? Just leave the expanding-contracting soil against outside wall?
Leave the roots,concrete,porch footings there? Leave these exteriors cracks OPEN?

Exterior openings/gaps in,around,under,above doors or basement windows need to be identified and repaired,just like exterior cracks in basement walls or a hole in the roof or yer head.

Many homeowners get blcchtt`d by inside system salesdorks,especially when there is paneling/drywall against basement wall.Some will only see the water that has entered along floor-wall,they don`t bother to take piece of drywall off and LOOK behind the chtt and wind up believing dipshtt salesman when they tell homeowner there is a supposed hydrostatic pressure problem under the dumb floor.

New/newer basement windows,doors do leak.Some homeowners don`t 'get-it'. Had a lady the other day who called and wanted estimate for
one leaky area in basment....this area was right under new basement window,is wet/damp right under window.There is drywall agst wall. She didn`t believe this is part or all of her problem,where water FIRST enters.

She tells Bubberman she`s going to call other waterproofers because she doesn`t believe she can get that much water on floor,after having new windows installed. Ok lady, whatever you want,whatever makes you happy....you call one or more inside system twerps they`ll bs you into an inside system for $7,000-20,000,hope that makes you happy,thats what ya wanna hear eh.Bye bye and lotsa luck.

Others times,some will wanna play around,get talked into putting a drain and/or vertical drain tile inside window well when its the dumb azz window
or other openings/gaps in sill or around window that is the real problem.
Not saying this lady, but others have been talked into that chtt.

Why risk damaging basement wall(s)? The WEIGHT of the cement truck AND the concrete can cause crack(s) in basement wall,cracks in driveway or wall to bow in
and/or cause a crack,wall to bow in your neighbors house.
Just to save the contractor 20' or so of wheeling the dumb concrete?

We`ll assume there are cracks on exterior wall/leak(s) was correctly
identified....but,
don`t see any visqueen over mastic/tar
don`t see,hear anyone say they used hydraulic cement in/over crack(s)
and on/under those basement window sills etc
Some of us like to SHOW the homeowner the crack(s),other openings when we get it dug out,and take pics, wish they`d have.

Not trying to knock da chtt outta `em but, we/I don`t really want to hand dig either but it`s best for all concerned. Eliminates the possibility of equipment/operator hitting any service lines,even if they know where any line is,bad things happen sometimes,unintentionally,we all have bad days.

Using equipment on waterproofing jobs,even just a trencher, you`ll most likely ruin x-amount of the grass and better be careful w/neighbors grass,house.

There is/was plenty of ROOM to hand dig here and not ruin grass,sidewalk

Hi Mr Smithberger.

Now ya bring this truck and its limestone content...WEIGHT, over sidewalk,grass and near house/basement walls increasing the lateral-
pressure against wall(s).Yeah sometimes when doing this there will be
no problems but all it takes is ONE screw up,one wall to bow in,
re-crack etc.Don`t let that insurance lap ok?

Say again, don`t see any visqueen and its best to backfill evenly,especially when using equipment.
When some homeowners see this, trucks on property/near house they don`t like it and may opt for an inside system if they have leaky basement because they`re worried about damage to their own house,lawn etc.

Plus this is what gives those Inside system Cokkroaches reason to,supports ONE of the things they tell homeowners....that exterior waterproofing screws up their lawn/landscaping/concrete.

Phil, know you want to get jobs done faster and EASIER by using equipment,stone-slinger etc and prolly don`t have to pay the laborers as much but whats best for the basement wall is not subjecting it to MORE lateral pressure.....plus ruining some of the lawn,cracking sidewalk or driveway etc and always the possibility of hitting underground lines.

Phil says :50 mark,you won`t see many local companies using 'stone slinger'.

Hey Henri, if that homeonwer has something like this on the outside then,
how do YOU propose drilling holes on inside is a remedy? And when someone is getting alot of water in, how do you figure the MOST effective choice is an inside system w/fiberglass against the wall w/sump pump?
This CHTT doesn`t stop/prevent FURTHER WATER from where its FIRST
entering!!! Doesn`t remove the root, the cause of the

radon gas to enter the basement,sure it can.

If the water is backing up because a blockage in the lateral line then,
THIS is their problem! They don`t need to get HI-JACKED by those LOSER inside system companies some recommend. You don`t want to talk w/my azz FINE, but you are WRONG mister, and anyone else who says the same kinda crap is also wrong and MISLEADING many homeowners.

Another leaky basement misdiagnosed or some don`t give 2 craps where the water FIRST ENTERS, instead opting to sell the ONLY thing they do.

If you don`t identify/find where the water is first entering and fix,repair,
waterproof it then your not going to stop/prevent mold,efflorescence etc.

This homeowner has one or more exterior cracks and/or loose-cracked exterior parging or other gaps on outside wall(s) and may also have some

That crack at corner is not visible on the inside,does not appear.
But it sure as chtt is where water was first entering into the hollow blocks and caused some mold and efflorescence on inside wall at corner.

See why many inside companies want to install a vinyl/fiberglass etc
sheeting against part or all of inside wall(s)? Uh huh, it`s to HIDE-
conceal water,dampness,mold,efflorescence or a crack(s) that can
occur or an existing crack that can widen or wall bowing in.

They don`t want YOU to see any of this,don`t want the homeowner
to know or the next-homeowner or a Home inspector etc.

Says the cost was $4,000, may be a smaller size home or maybe company
doesn`t have much work and low-balled the estimate etc.
Most inside knotheads usually charge between $7,000-$17,000

Well, one of them is 'D'......FLOOR-WALL joints.
Inside systems drill holes in lower courses of blocks and leave them OPEN.
Inside systems on poured walls will most often leave a GAP......OPEN,
at,along the FLOOR-WALL joints.Yup yup, they surely do.
