House collapse leads to halt of building construction

That IS what some highly recommend to homeowners with leaky basements. Would that have competently IDENTIFIED the REAL problems? Hell no. Would that have repaired/waterproofed the crack,rod holes,and other openings? Nope,NEVER has and never will. Most of the rod holes in this area of side wall have more mastic over them eh.....but look how much/how LITTLE mastic/DAMPROOFING is on the rest of the poured wall....shtt CMON on man. Don`t tell my stinky az LIES like,'exterior waterproofing was done when the house was built,it doesn`t last,won`t work' etc etc, thats ALL blchhht. ![]() As most were,this was damproofed! NOT waterproofed and not backfilled w/gravel. Cost was $900 ish. Please don`t tell me that`s too much,i make about $250 after paying my guys and costs for materials/hauling shtt away etc. That`s $250!!! For about 4 hours on these small jobs.And i hand DIG these mfrs. Hey....how much & long are yer inspections? Yeah. QUIT telling MY az how much i should charge or i charge too much etc. And some of you REALTORS....pfttt! What you do and how much you make versus us? Get OUTTA HERE! Or some who do brick repair/tuckpointing often make as much or more on SMALL jobs,jobs where they don`t need any scaffolding,all ground level stuff.I see ya`s. There for 2 hours,VERY little materials etc,give me a freakin break,shut up....do your job and quit telling my az i charge too much,pftttt! Next few pic`s....they came out several times,charged over $1,300 for PAINT!! lolol They fcg PAINTED the lower 2-3 blocks,that`s it. ![]() There are exterior cracks,cracked parging etc you IMBECILES!! ![]() ![]() ![]() There`s at least one vertical crack,one step crack and one horizontal crack.....on the outside! Painting the inside blocks doesn`t....repair/waterproof the exterior cracks/blocks!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! R U really this stupid? 'State Contractors'....pfffffffft! What should be done is backfill with all freakin gravel,from footing all the way up AND install windows with no gaps/no lil shtt openings AND always seal between top of basement wall and ledge/all around-under this shtt,thats IF one wants it done right....instead of farting around with the other nonsense. Hey John, hope you are doing well.
I would like your opinion. I took these two photos on the last inspection. ![]() ![]() This was a 1970 build as you can see the foundation was built with boards. There was evidence of efflorescence and moisture intrusion at the wall and floor juncture but not everywhere. The exterior had negative pitch towards the foundation and the rear downspouts discharged at the wall. It apprears it is a little more prominent in leakage in the spring and when it rains during the winter. What would you recommend for repairs? Make an attempt from the inside or bite the bullet and fix from the outside. It is obvious that the damproofing is not holding or breached. The client wants to finish the inside and I advise him to fix it properly meaning the outside or get a bandaid finish the basement and pay dearly when the bandaid comes off or fails. Hey,don`t shtt on me but lol i can`t tell if its block,poured,i`m SERIOUS! Eyeballs ain`t what they used ta be,especially w/some pictures, so which do we have please sir? I`ll go on anyways,fc it,have nuttin else ta do right now but scratch my sakk. Always recommend HO check or have plumber check lateral line/clean out,no matter if i see obvious cracks/problems or not.Same if HO has existing sump,check that and check possible blockage in tiles that empty into pit or if pit doesn`t have openings up high/just under bsmt floor level then they may need to create some.It`s just SOME have a 2+ part problem. If block, as you said/know,whatever MIGHT have been on the outside of block walls when built (just parging,no-parging or maybe parging and a lil damproofing), has cracked,deteriorated....and-or pretty often some cracks have occurred on the outside of wall(s),below grade....thus water enters into blocks through cracks/parging etc and pretty often causes x-amount of efflorescence,sometimes efflorescence and mold.Sometimes the efflorescence is only down LOW,sometimes middle of wall and-or low,sometimes up high,sometimes ALL OVER! lol Some have this..... http://www.hankeyandbrown.com/xSites...t%20corner.jpg You/that homeowner could run a water test/hose on the outside of this-area to deduce or show him whether or not crack(s) have occurred,parging cracked/deteriorated etc.Soak the shtt out of the soil/area of wall where he egts water/efflorescence,NOT a trickle,at-near full blast but obviously do NOT hit/wet anything abobe grade (window ledge/above grade bricks/blocks etc). Depending on the type-of-soil AND the SIZE of possible cracks,deteriorated parging etc will almost alwats determine how quickly or not water will begin to enter,at-along floor-wall.Sometimes water comes in pretty quick....1-5 minutes (if decent size vertical or step crack) and sometimes it may take 30+ minutes (if ONLY crack or deteriorated parging is a horizontal crack at top-of-first block off-footing).Water can also enter fairly quick if PART or all of problem/openings are spaces/gaps between bricks and block wall/at-along-just under ground level...same w/any possible open jointsbetween blocks--no parging. Something like THIS,no parging...open joints....if any open joints up high on outside water will come in fairly quick,if they`re down low like this,might take a lil longer,again depends on type of soil,how deep or not etc. http://www2.snapfish.com/slideshow/A...283_111847456/ THIS....was just under ground-level,water comes in pretty quick http://www2.snapfish.com/slideshow/A...283_111847456/ Now....IF and when there was SAND backfilled,it might take LONGER,even if decent sized exterior crack or deteriorated parging!! Sometimes it does,sometimes it doesn`t. IF....the problem(s) is down LOW.....something like THIS then it usually takes longer for water to enter when doing a water test OR just when it rains...on longer-heavier rains because the water has to get through 5-6'+ of soil to THEN go THROUGH something like THIS...hairline too eh! http://www2.snapfish.com/slideshow/A...283_111847456/ Notice all cracks/cracked parging was UNDER driveway,HO also tried mudjacking slabs eh,still leaked. Sorry so long but just trying to give/show some of the possibilities eh Ok so, IF this HO has ANYTHING as in above pics or most of prior pics possted then there`s NO way i`d ever recommend ANY interior system,NEVER! It`ll never stop water from entering the exterior cracks etc,nope. And when ya don`t STOP water then ya won`t stop-prevent further efflorescence,mold etc!!! I know you know,some don`t. Another possibility is,openings around-in-under any basement window/ledge,doors,open joints above grade......a few people get lucky,that`s ALL they have...thats all thats OPEN,thats where water is first entering into the blocks,stays inside the blocks as it falls through lower blocks and often only comes out at floor-wall,anything like that needs to be checked/identified.Some have cracks/no/parging/cracked parging in ONE or MORE areas on outside of wall(s) but also 1++ opening above ground. I`ll stop here for now on 'IF' block....again, IF this HO has anything mentioned above,he needs exterior waterproofing and any other possible work/tuckpointing etc. IF....POURED, again,check lateral line,if sump check that etc. Gotta check wall,see if there are any cracks,rod holes etc....SOMETIMES,some-cracks etc are covered/been painted,been patched so some are a lil harder to see/detect.IF NO problems/at all in WALL and IF NO water marks/stains up high that run down to floor etc then somethings amiss w/lateral line or existing sump or possible leaky water line,plumbing fixture,sometimes city pipe has begun to leak etc. Then there are a few who have a basement floor that was poured 1-2" thick/thin,many are talked into an inside system when what they`ve always needed was a thicker freakin FLOOR,vapor barrier etc.Floor costs less than most of these goofball inside systems installed which....DON`T fix/pour new floor,floor will still be 1-2" thin....trouble! Say again, sorry its long. I could pull haege/others short answers that don`t cover/inform people of THESE other possiblitiles....like ummm,Oh just paint the walls/Drylok or just fill in low spots,bye bye....LOL,shtt like that. If HO is finishing basement he`ll need/should check all possibilities/probabilities.....and know he might have future-possible cracks,back ups etc,openings above grade etc Let`s put it this way,i think i`ve recommend an inside system/company/NO particular company mind ya.......once in 30 years. And that homeowner still needed some exterior waterproofing done,had exterior cracks etc.The other people who did NOT need ANY WATERPROOFING had OTHER problems/other needs/other solutions such as......plumber to snake or replace lateral line or snake tiles that empty into sump-pit or needed sump adjustment or city had busted pipe(s) or HO had a leaky/dripping water line or sprinkler line etc or one of several interior condensation problems like condensation galore dripping off TOILET BOWL etc etc. Here efflorescence down low,she would get water just like in pics you posted,her son had painted the wall once or twice....problems are outside....FIX is outside. http://www2.snapfish.com/slideshow/A...283_111847456/ This HO from Ohio,sent me pics.....he got some water/dampness on floor/bottom blocks on long rains only,usually just in spring eh. John, it is a concrete wall with no cracks, water coming in from floor to wall area.

Something recent/severed line or no.
We usually see the interior TILE as is in pic/top tile,water looks like running through that tile ok/top but yeah,sure would help if it was butted up w/others.For many,there going to be x-amount of water under floor anyways especially during/after decent or heavy-long rains/thaws.It all doesn`t stay in the tiles,some is squeezed in where T-tiles comes through footings,there are gaps there,water goes through thouse gaps/spaces and under floor too. Thats why its also good idea to have 4" floor,not like some that are1-2" thin. Would still check lateral line etc,some have 2+ part problem Hey can`t see too good,is that a clay tile thats stuck in muck vertically? Say again,most water AND efflorescence down low,along floor-wall joint we`ve seen throughout 30+ years IS from exterior cracks etc and NOT problems under the floor. Have posted quite a few pic`s of them When they install inside systems,there will be water getting out of their tile,doesn`t all stay in perforated tiles...can get pockets of water(just like in yer pic),some erosion etc under a floor due to this. Thanks John, you just reinforced what I was thinking.
I was more concerned with wether or not the sewer line was severed, so I recommended a plumber verify that was not the case. The Towns have been going around checking basements lately including mine, to make sure no perimeter water via a sump pump is being discharged in the sewer line. This is no different. Just missing the pump. I advised the client to not finish the basement until the water intrusions are corrected, and how they do it, I won't be around, I moved on.
