hey,

if an HI is going to make recommendations for leaky basements such as...
raise the grade,longer downspout extension etc AND, if they tell
buyer/seller this will solve some/most leaky basements then they sure
as shtt should get sued, darn skippy.

just saying this for 'some' HI`s own good. keep your pie hole shut on
these bs recommendations/myths/false claims. you are NOT experts
on bsmt waterproofing/foundations, NOT kicking ya, just being honest!

quite a few BUILDERS are incompetent and careless when waterproofing
basements and when backfilling, and need to be held accountable/liable
for their screw ups, the arrogant sob`s many of em are. Same shtt with
these lying/scamming waterdiverting companies, sue em!

NO homeowner should be misled when buying a home and wind up having to
pay for correct repair after being told some supposed bllchtt remedy,

As OFTEN is the case, where was builder,subcontractor and city inspectors common sense, huh? Under back door sill, exactly what we often see.

Can hear their converstaion, 'No Sam, no reason to seal/mortar/waterproof those openings, there will be a concrete slab right there which will keep all water away" . One HO after another getting a letter stuffed in their mailbox.

They don`t WATERPROOF exterior walls, they don`t backfill w/most-all gravel, they don`t pack rod holes etc, and some wonder why basements leak

Then, some want a permit pulled, i guess for that SUPPOSED-safe feeling that job is done right... talking about Bsmt Waterproofing.

Oh, so what if a former builder like this shows up to inspect,lolol, a job i`m doing.

Since its my job, my guarantee then no way in hell am i going to allow ANY bldg inspector tell my old azz how to DO the freakin` job. Blcchhtt!

Longer holes are left OPEN the more likely they will CAVE IN. Will city/inspector pay for any damage? Shtt. Will they get in the hole and re-dig it? Yeah, right. What if someone gets hurt due to a cave in that COULD have been avoided if one wasn`t waiting on city inspector who prolly at Mcdonalds sukking coffee down. If these people cannot be on time, fk em! I`m taking pic`s of their STUPID drain tiles etc and getting job done. they are NOT experts in the trade anyways g dammittt. Quite possibly a lawsuit on the horizon . If they are under-staffed that`s....THEIR Problem! Do something about it. They sure like that permit money coming in don`t they.



Pics 13-15....see that I-joint/cold joint? See scraper, this is another avenue for water to enter onto bsmt floor along inside cove. Inside drain tile `n baseboard systems do NOT seal ANY of these openings/cracks. Gotta go outside dummies.

Sure, they`ll tell ya 'Oh, your getting water on floor along cove due to high water table or, clogged outside drain tiles or, hydrostatic pressure under the floor' and so on. Hey, Bllllchhhtttt! 90% of the time this is NOT true. 90% is most of the time!

Inside Co`s gave this HO estiamtes ranging from $6,000-14,500 and of course tried to talk her into a full inside perimeter system, scammers.

She simply had 2 hairline vertical cracks, a handful of rod holes and those openings under back door, under the concrete. 2 areas, thats it. House built in 1950`s. Job done for $1,550 which, ahemmmmmmm, will stop water from entering in the first place.

Lets see, $1,550 or $6,000-14,500, what is MORE expensive? Buncha shtt

See how just an 'apron/strip' needed to be saw-cut? See an entire slab removed? hell no, thats blllchtt talk!

Gee, i wonder who made that sweet, straight cut?

Go ahead and eyeball the dang drain tiles, nuttin` wrong with em and even if there was which there isn`t 90%+ of the time, Outside-tiles has NOTHING to do with why water enters through cracks, loose parging,openings under Back Door SILLS lolol and any other direct pathway into a house.

Inspectors get outta vehicle, come up to excavated hole, look down at tiles and say "Are the tiles ok?" lolol...hey, get in the dang hole and find out for yourself Mr Inspector, don`t take my word they`re ok! They are on site for what, 30 seconds tops....and HO is paying for a permit for this dumb shtt? Then, most of them will OK the use of black plastic flex. drain tile at 6'+ depths!

"We do not recommend the use of flex plastic pipe at Depths GREATER than 1.2 meters", knock knock.....anybody home? Anybody care? Pay for a permit huh, on job site for 30 seconds, look at tiles and OK the use of this flex perf tile? WHAT??????? lololol

So you rather recommend mudjacking a slab, raising the grade,longer downspouts or maybe, define where the water is allowed to enter then repair it correctly. Defining the problms sometimes takes TIME! Ya gotta WANT to. THAT`s a BIG part of the problem, NOT taking the time `n having some common sense to diagnose the freakin problem.

wonder if ASHI `n anyone else recommends the following companies to homeowners, that includes any in the MEDIA like a host of a home improvement radio show.

to help inform the public.

This story ran in N Jersey`s 'Asbury Park Press' dated December 3, 2006.

Dear Tarbaby, in regards to the link you posted about the unfortunate couple in Washington state, who as a result of a poor choice in Home inspectors, were forced to spend many tens of thousands of dollars, related to undocumented defects. Had the couple chosen a Nachi certified inspector like myself, rather than hiring an inspector trainee, the story could have had a happy ending.In regards to your question, yes I perform home inspections in Georgia, however, there are many quality Nachi inspectors in the great state of Washington to choose from, hopefully in the future, the above referenced couple with make an educated choice. there are also some screw ups here `n elsewhere so, fact someone belongs to ANY organization doesn`t necessarily mean any HO should get all comfy, nonsense. just like some waterproofing contractors who belong to 'nawsrc' org, doesn`t mean shtt.

if one doesn`t possess basement waterproofing ability-qualifications then
maybe, just maybe they shouldn`t YAP about it. Poor recommendations
to homeowners sends many of them down the wrong road, some spend
time and money on these shtty recommendations. Will those doling out
these supposed remedies reimbuse the homeowner after they try this
crap, huh? NONSENSE

Most-almost all basement walls are NOT waterproofed when built and are
not backfilled w/most-all gravel/peastone.

'Place a straightegde on earth next to house'???

'If you have pavement next to house you have several choices'
I see no mention of waterproofing a crack outside within 'several choices'
here.

'Add an additional layer of pavement'? Hey, ever think that by adding
another slab will cause more weight/pressure against the bsmt wall, huh?
This 'could' widen a crack,bow a wall in. And guess who pays MORE
for the next tear out/driveway

And NONE of this SHTT defines the PROBLEM, dammmitttt
None of this SOLVES the problem of WHERE water is getting in, come on!

Mudjacking a slab doesn`t waterproof a crack. Mudjacking a slab doesn`t
seal/repair any other opening that allows water to to enter, hello?

Notice those who mujack slabs 'might' give you a 1 year guarantee that
it`ll stay in place but they certainly won`t give you any guarantee on
any further leak,seepage.

Window wells--shtt, when water is entering through/around the window
you need to replace the window or find the opening(s) around it and
fix em. It`s NOT about digging the well deeper/top of rim above grade.
You don`t need a plastic bubble, find and seal the freakin` openings will
ya please!

Fill cracks on insde? This is ok huh, this recommendation will solve
leaky basements/cracks eh? Blccchhtttt Maybe one should mention
filling cracks on hollow block walls on inside doesn`t do SHTT in
filling the crack thats on the outside, water will still enter.

Why list any of these things ahead of...Exterior Waterproofing or, when
problem is a leaky bsmt window, find `n fix the openings or, when problem
is open mortar joints then, tuckpoint them and so on.

This article is titled ---Solving Basement Water Problems ?

'Water through crack between the wall and floor' ...add a drain tile
system???????????????????????????????????????????? ?????????????????

Hey, most-not all HO`s who see/get water along this area, the cold joint-
cove is due to cracks `n other openings on the outside! It just enters
onto bsmt floor is this area, doesn`t mean anyone needs an a drain tile
system! what the f............

The water that enters between wall `n floor is MOST often due to
EXTERIOR problems! Installing a drain tile system will at best, keep water
that will STILL enter, off THAT part of the bsmt floor where they installed
the goofy water-diverting system. What about further deterioration of
the blocks, what about mold....remember, allowing water to continue to
enter can certainly lead to MOLD. What about further efflorescence,insects
entering through same openings, crack widening etc, no mention of this.
TIRED of the MYTHS, the partial story.

Raise `n slope the grade huh? Extend downspouts will solve most leaky
basements huh? SHTT! Have thousands who`ve been BS`d on garbage
recommendations, were told this crap and still leaked,had to take drywall
down,moldy. Had crack(s) WIDENING, wall bowing in behind paneling.
Not only should HI cough up inspection fee but they should pay for repair
that neded to be done to SOLVE the problem. And who pays for drywall,
who pays to clean/replace carpet etc?

Maybe, just maybe, some should consult an expert before making
goofball recommendations....Incompetentcy is exactly what it is.

I agree with every thing you say about water proofing, I learned the hard way, experience, I've done a bit of water proofing myself. I do have a question; How close to the surface do you backfill will crushed stone? Do you use builders paper or anything on top of the stone? P.S. I don't make recommendations on how to stop water intrusion, except to recommemd a pro. oh I forgot to tell you, jimmy ain't got no nut's!
