Water proofing is peeling

Concrete block foundation, built in 2006. The water proofing was peeling off in some areas. Any thoughts as to why?

Poor surface prep...dusty, sandy, etc...my guess.

Exterior, some moisture was found inside the finished basement.

Peeling....do you mean the visqueen is peeling or...?

'Some moisture'...meaning....water on the floor along wall-floor joint
OR water stains on wall OR just that moisture-meter picked up some moisture?

'Waterproofing' or damproofing? There is a big difference. Looks like,hard
to tell from pic`s, but looks like asphalt was sprayed or rolled on, if so then that is NOT waterproofing, its damproofing.

Not only that, were the walls backfilled w/most-all gravel OR same soil from
excavation? Very important what was used as backfill against wall(s).

Carter is right here... '...your builder has already or plans to spray a black liquid on your foundation. He may even call it waterproofing......may just be damproofing.....there is a SIGNIFICANT DIFFERENCE between damproofing and waterproofing...'

5th para....'to permanently stop water and water vapor from entering your foundation walls, you need to waterproof them.....don`t confuse waterproofing with damproofing, not for a moment'

You can 'spray' the chtt on BUT needs to be THICK, not thin. Need to apply visqueen and backfill w/most-all gravel, sand if ya have to. If backfilling w/equipment then some sort of membrane against wall/visqueen wouldn`t hurt.

Spray applied dampproofing to boot John.

Moisture intrusion of the blockwork sponge from above is pushing out the dampproofing in the mortar joint.

Built in 2006...... apparently ONLY damproofed and backfilled w/same soil that was excavated and appears your in Ohio,lots of clay,not good.

JT,owner say anything about this wall-floor joint EVER leaking? Actual water
on floor, OR just 'moisture' ?

Only way to find out if there is an existing vertical/step/horizontal crack and/or loose parging on exterior of block wall (a leak) would be to run a water-test w/hose. Not saying thats something you have to do but if seller/buyer/whoever wants to know if there is a problem then i would run a water-test. Seller should obviously disclose any leak/problem.

Some water/moisture could get INTO the hollow blocks from problems on exterior wall BELOW ground level and/or, some water/moisture could get INTO hollow blocks from ABOVE ground level...through tiny lil openings in blocks,mortar joints,basement windows etc etc. Water that gets into hollow blocks usually (not always) enters onto basement floor at/near wall-floor joint. Any interior pipe dripping from above? Toilet,washer,sink,fridge etc in basement close to this 'moisture' on floor? Any OPENING/GAP in bsmt floor at the wall-floor joint?
