No go zone.
I once opened a trap door to a crawlspace only to see water. Turns out the toilet waste line had broken and spilling into the crawl. Not pretty.

If the water was not there I would be inclined to go in, but I carry coveralls for such occassions.

I do go into crawlspaces.

I told them that there is a possibility that there may be exposed wire in the crawlspace.

Zoom lens. Most digital cameras have them.

Go with a focus zoom lens, not a digital zoom. Better quality pictures.

Never in my wildest dreams would I ever turn off the electrical power to someone else's property. Wow. I think that would open up a can of worms. I don't even operate the small circuit breakers, much less that big one.

This is where you would use a limitation sentence.

Entry to the crawlspace was not possible due to flooded crawlspace. Further investigation of structure, electrical, heating and insulation/ventilation were not inspected due to the flooding. This area needs further assessment prior to closing of title.
