Well... we know the chimney was constructed with salvaged brick.
Based on the photo the chimney appears to be plumb..which leads me to ask or query the current owner how long the chimney has been in place. If it has been there for some time in the current state it might be fine. Then again... |

Keep in mind as home inspectors we are only looking within a 2-3-4 hour period something that has perhaps been in the current state for a decade or longer. We only get to render an opinion based on a snapshot of a small piece of time.

As was pointed out, the chimney appears to have been added later, built 2" out from the siding. A master or reasonably qualified builder would have cut the siding away so that the ties could be fastened thru the sheating into some studs.
Also, that space between the chimney and the wall is a perfect nesting place for Bats (just like my place was till about a month ago. I collected two coffee cans full of guano from below the roost, bats are away on holiday.) So I would say on paper, Have the chimney, including the footing, inspected by a qualified professional, as it appears to have been added on. The anchoring of the masonry ties is questionable as well. If all OK, have a qualified builder close the gap, both for looks and to keep bats out. If it was my place, I'd just set a strip of flashing into a saw kerf and bend that in behind the bricks. If that looks @#&$$y, add a wood strip. |
