Client gets an e-mail version asap and hardcopy gets overnighted with copy on cd with other homeowner info for future reference. Realtor and seller gets a thank you.

I use to but it is very unreliable and permeative compared to most report storage systems out there. The link that is sent to the client usually goes into their spam so I always send them an email telling them that they are going to be receiving an email from Fetch Report system. Then I decided that was silly to send them an email like that instead I just skip Fetch Report and just attach the report to the email. Also some clients have complained that they got to download the report before they can send it to somebody. If the bugs was worked out of the system than I would start using it again.

I email it to the client and if I have permission to the clients agent.

If you email the report, how large (in MBs) are your reports? Do you ever have trouble with large files getting through to your client?

My biggest file was 467 KB. It hat 67 pictures in it. Most of mine are 185-365 with 5-20 pictures.

I did have problems a few years ago when I was using Adobe Acrobat wannabees. File size is a case of "You get what you pay for," which I'm sure home inspectors understand. LOL

I e-mail all reports. Haven't had a problem or complaint about file size yet. Most people understand that it will be a larger file, and don't mind. Last year I printed ONE report. 80 some year old woman. Never had a computer in her life. Printed the report for here, hand delivered it, and went over it with her. 4 referrals from her alone, but they wanted e-mail reports.

In this digital world... The only time a copy is printed is when the client does not have email
As for reports to agents. My contract states that, by signing, the client gives me permission to distribute copies of the report to buyer, buyers agent, seller, sellers agent, and anyone else involved in the real estate transaction.
Why would a client not want their agent to get a copy??????
Also, Pennsylvania Act 114, 2002 (commonly called the Pennsylvania Home Inspection Law) has a provision that the inspector must provide a copy (print or digital) to the seller and the sellers agent upon request.

In my Pre-Inspection agreement:

Optional
"[Box] I authorize Vitla Home Inspections to e-mail a copy of the inspection report to client's realtor or representative. (initials:_____)"
