Hi Chris,
To start off you need :
1. Gorilla ladder at home depot: goes to 22 feet and can be a stepladder for the attic.
2. Long handle flat screw driver for stabbing joists
3. small stick drill for taking off elec panels.
4. GFCI tester plug
5. Light stick that lights up when it comes in contact with a live wire.
6. Bic lighter for watching the flame at draft diverters on gas water heaters.
7. Long lighter for gas logs.
8. Moisture meter
9. Flash light.
10. hand mirror for holding above the chimney liner (requires sunshine)
11. Gas Tracer (if you can afford it)
12. HomeGauge software

I agree with Russell and add onto the list a pointer stick to point to items when you take a picture to avoid extra time later putting circles and arrows on your photos....ohh... and I am not sure about #12 either..
