It is my understanding that BC has a similar predicament regarding opening electrical service panels. Seems its already next door!

Is it a C.A.H.P.I. requirement that "Nationally Certified" inspectors do not open the panel?

I find it hard to believe that removing and replacing 4 screws is "modifying" the equipment. As to the point of not being allowed to enter the room that will just not wash.

With the cover on you usually can not get your fingers inside with the cover of you can get electrocuted .
This is a law that is wrong . AC mechanics , furnace repair people the Guy who services Stoves and dryers .
It just gets worse.

Do mice need a permit to enter the electrical box? I have seen lots of fried mices in the mains section, and the bottom portion of the box.

lol...Guess they will BOYCOT me when I come up to do my seminar as you can bet your butt I will be saying " OPEN " them panels....

Sorry I know it's a Canadian thing but I see electric panel and can't help but respond.

Actually - no it is not. However authority having jurisdiction does apply. I for one open panels only on the breaker side. I also have been trained and happen to follow the personal safety requirements.

I do NOT alter, modify, touch anything in the panel other than perform a visual inspection and carefully reattach the panel cover screws.

I take it you meant that " I do NOT alter, modify,touch . . "

I understand that a local "NATIONALLY CERTIFIED" inspector told a home owner that it was a C.A.P.H.I. rule that the box not be openned and that was why he reported that the entire house was wired with aluminum when it was not.

I agree and I also feel we need to train all HIs on many of the proper proceedure to do and see many things .

Most strange considering the branch wires coming into the panel would be a giveaway that there is aluminum wiring. Sounds like a lame excuse that the SOP or CAHPI does not permit taking the panel off. The SOP do not prevent anyone from going above the SOP, the SOP cannot prevent anyone from going above and beyond fwiw.

The issue in British Columbia was raised by the Electrican's union. I think the Home Inspectors basically just told them to bugger off.

Thats the attitude I like! We don't need any stinking rules we are home inspectors!

How many serious issues have we all found by taking the covers off? I know I have found plenty. I like to think I have saved someone from fire or death.
