Does anybody use standard ASTM E2018-08 ?
The scope of work for performing the Property Condition Assessment is the ASTM Standard E2018-08. This standard was written specifically for inspecting commercial property as part of the due diligence process, during a real estate transaction. |

ASTM writes great standards, but they have a couple horrible duds. This is one of them. If you get a hold of a copy, you'll figure out why. Requires repair estimates. Didn't a BC inspector just lose a $200K lawsuit for giving repair estimates? It doesn't outline what you are to inspect or what you are not to inspect. After you read it you won't have a clue as to what exactly you are to do. ASTM E 2018 is not really an SOP at all. It's sort of a fancy Scope of Work permission form, which has its place in very unique industrial situations and skyscrapers.
Use www.nachi.org/comsop.htm It is suited perfectly for home inspectors who offer inspection services on small to medium commercial projects such as restaurants, storage facilities, industrial properties, manufacturing facilities, retail stores, churches, warehouses, medical centers, schools, office buildings, apartment buildings, strip malls, motels, shopping malls, hotels, long-term care facilities, and high-end residential estates. Also, all the legal documents and forms you need are within www.nachi.org/comsop.htm too. Also, most software companies (Home Inspector Pro, HomeGauge, etc) have released InterNACHI ComSop commercial versions.
