Hi,
I'm purchasing a home in Alabama under a 203k loan. My home inspector/FHA consultant is telling me that under the terms of a FHA 203k, only a contractor with a "home builder's license" can do the renovation work. This didn't make sense to me so I'm trying to verify that. However, every where else I look states that the requirement is for a "licensed contractor." In other words, I can't find anything that says the "licensed contractor" must be a "licensed homebuilder." I assumed that being a licensed general contractor in the state does not also make one a licensed home builder. Am I right? and Is my inspector right about the FHA203k requirement? Thanks |

Thanks[/QUOTE] You can visit permits department to find out what is required, "home builder's license" or " licensed contractor". Also, ask your Lender, as Contractor will need Lender approval. |

Buyers can do SELF-HELP if determined qualified by lender, consultant, etc. That would usually be cosmetic stuff - paint, carpet, doors, etc.
Skilled operations or work to be done by licensed contractors in that TRADE, etc. Replacing a furnace or rewiring an electric panel is not typically a homebuilders field in ANY state I've ever been licensed as a contractor or homebuilder.
