Appraisers perform FHA inspections. And from what I understand the inspection does not amount to much any more. Also FHA does not require a on-site sewer inspection by a licensed inspector anymore. As long as the appraiser does not see sewage coming to the top of the ground the appraiser passes it. Still need a well inspection, mainly checking for bacteria. No termite inspection, the way I understand if the appraiser does not see any termites, the government considers good enough. If it is an manufactured home on a foundation, a structural engineer needs to inspect the foundation. But this is the last time I heard, government agencies change its minds all the time.
