The banks may have like you said been sitting on them as prices should have gone up. If I look up property details on Zillow or any other service, they look like they are down farther in 2010 than the same time period in '09, not sure how reliable some of the services are but they can't be that far off.

In the end, maybe all the "geniuses" may figure out that prices haven't moved up, or at least as much as they could have because they've: sat on inventory, let people work on loan mods for 18 months+ and so on. Some friends of mine have been working on a loan mod for even longer than that... I guess it's better than a loss on the books for the banks.

Either way, life is good!

There is this HI company from Whittier Ca lo-balling everyone - $200.00 for all inspections including pools, spas etc and includes travel - they are blasting all the RE offices. Other online callers are just looking for the cheapest price. I have slowed quite a bit from 5 inspections to 3 a week. Hopefully things will pick up soon!

Low Ballers dont last....Just make problems for us. I sometimes feel like that guy from the ditech commercial. Its all good tho....I will prevail in the long run.

Hey Paul - an agent from my service area moved up near you and was looking for an inspector. I gave her (Kimberly) your contact info. She sent me quite a bit of work over the past few years. Hopefully she will continue with you.

Unfortunately "LOW-BALLERS" in my area do LAST, and seem to grow.

Last month I found 7 flyers from inspectors (ASHI, NACHI and Unaffiliated) that would do ANY size home and termite inspection from between $195 to $259 in the Kansas City Metro area.

I've also got at least 3 licensed PE's that will do an inspection on most anything up to 3,000 sf for $350-$375 (home & termite) with their seal.

With many callers today we can't get past the HOW MUCH question. They don't wanta know anything about you, your qualifications, etc ... Just the magic question / How Much? OK thank you, goodbye.

AND many of our longtime inspectors are doing 2-4 inspections a week max.

Several of the guys doing VOLUME work with Realtors / Lenders write reports that are filled with language like:

"Some windows show fogging and moisture condenstion stains between the panes of glass. This will not prevent the window from operating. In our opinion it is a cosmetic issuue and not a necessary repair. It is however a logical long term improvement that a new buyer may choose to do at some time in the future".

OR

"There were various areas with moisture deterioration or rot noted at the trim and siding. They are protected with paint and/or caulking at this time and not considered a mandantory repair. Correcting this would be a nice improvement that a new buyer may choose to do when they repaint the house at some time in the future".

VERY popular inspectors with many used house commissioned sales people

I seen those reports but with much lower prices. We have an engineer in my area that does home inspections (and not very good ones) for $250.00.
