Default Thermal scan contract

What are you guys using for a contract when you only perform a Thermal scan on a house? is it as elaborate as your HI contract or is it simple and to the point?

In my case, I work by the hour only and conditions are reported as they are at the time of the scan and may change at anytime.

Input is appreciated.
