To answer both of your questions....

It's moisture ridden from the exterior. Interior walls were fine.

The Masonite was simply never maintained. As you all know, Masonite is a high maintenance siding and seams and worn areas should be sealed annually. If not, it turns to mush and must be removed. That's what happened here.

My client is simply going to purchase the home and rip off all the siding and have vinyl siding installed.

Let me razz you a bit David. Was an IR scan needed to determine that?
