Hi all,
I inspected my friend's house. I found his shingles worn out on the edge of the roofing. But I am wondering why just the edge instead of the entire roofing. There was no water accumulated on the roofing and the entire roofing is exposed under sunlight (no trees blocking). I just don't understand why just at the edge. I tried to post pictures, but don't know how?? |

May be related to water runoff to Kenton.
Also If there is an excessive exposure of the shingles over the drip-edge, it tends to ware fast.Bending, cupping, curling. I think the recommended exposure is 3/8" inch over the drip. If it is 1 inch or greater the shingles end will bend down and dry being exposed to the atmosphere on 2 side. Laid down on the roof deck protects the most vulnerable non granulated side of the shingle. Keeps it protected from weather. . Here are the pictures. I am talking about the first two pictures.

Ice Dam removal?? Kenton, I asked the owner and he said he never try to remove the ice dam and never hire people to do so? He never go up and check the roofing.
He can see many ice dams during winters. Ice dams cause the shingles worn out like that? |

Robert, flush with the drip edge is best in Sebastian, FL. No exposure. Kind of hard to tell without pictures. Ice dams themselves can cause damage if the ice breaks off and it's frozen to the shingles. More typical is damage caused by attempts at removal. Or it could be one of the sources already suggested.

That is shingle distortion caused by loss of volatiles from the asphalt and some delamination. As shingles lose volatile compounds that help keep them waterproof, they become more moisture absorbent and the resulting moisture cycling (wetting and drying) contributes to the distortion and delamination.
This condition is typically caused by excessive heat and appears to be connected with the overhang. I'm guessing that the soffits were enclosed and had no ventilation devices. Something near the chimney is also causing shingles to get hot. Kenton.
Look at the placement of the degrading shingles. Eave live. This condition is typically caused by excessive heat. Excessive heat buildup in the eave. Harrison, what type of exterior envelope? Brick, tin, board B&B? 1.) 10 year shingle 2.) blocked soffits. 2.a)and insulation over the double top plate. No baffles. 3.) Ultra violet rays, Water, ice, age and quality of asphalt shingle. SUSPECT, No underlayment. Block soffet and attic venting at the top plate. Underlay plays a roll in longevity. RECOMMEND: Strip roof to the deck. Ice shield at the first 12 feet.Baffles and soffting. Lack of ventilation should do little. 10-15 percent faster ware. Look at Cathedral gabled style roofs. montrealbuildinginspectionservice.com montreal-home-inspection-services.com home-inspections-montreal.com homeinspectionsservicesmontreal.com ROBERT YOUNG'S MONTREAL HOME INSPECTION SERVICE INC. Hi all,
Thank you for your replies. You said overheat shingles caused by blocked soffits. Again, why only the edge? Just because only the soffits on the side blocked (not all soffits on the other sides)? Can check from attics?? |
