InterNACHI's Buy-Back Guarantee: Sample Language for Real Estate Agents

 
For InterNACHI® members participating in the We'll Buy Your Home Guarantee, use this sample language on your own letterhead to introduce the Guarantee to local real estate agents so that you can promote both the Guarantee and your services.

 

Dear Real Estate Agent,

As a Certified Professional Inspector® trained by InterNACHI® — the International Association of Certified Home Inspectors — I’m able to offer your clients not just a thorough inspection and reliable report, but something that no one else in the industry does:  InterNACHI’s Buy-Back Guarantee.

This program gives you a way to assure hesitant homebuyers. The Guarantee is a sales tool that will make your buyers say, "Wow!"

The terms are simple:

If I miss anything on the inspection, per InterNACHI's Residential Standards of Practice, InterNACHI® will buy the home.

Here’s the “fine print”:

  • If we miss anything in our inspection covered by InterNACHI’s Standards of Practice, the client's home may be eligible for the Buy-Back Guarantee; 
  • A home with material defects not present at the time of the inspection, per InterNACHI’s Residential Standards of Practice, is not eligible for buy-back;
  • A home with issues not required to be inspected, per InterNACHI’s Standards of Practice, does not qualify for buy-back;
  • This Guarantee applies to the client’s primary residence only;
  • The home must be re-listed for sale with a licensed real estate agent (you);
  • The Guarantee may be honored for 90 days after closing;
  • The inspection must be performed by an InterNACHI® Certified Professional Inspector® already participating in the Buy-Back Program; and
  • InterNACHI® will pay your client the purchase price, but the client is responsible for any applicable fees or real estate agent commissions. 

Rest assured that the Buy-Back Guarantee isn’t just a way for InterNACHI® to spam your clients; they don’t collect identifiable consumer data, so they can't release it or sell it. No data is ever sold or released to any third party. Your clients’ confidentiality is fully protected.
