systems, their defects, or report this information accurately
to their clients. Forced to rely on experience alone, uninformed inspectors
routinely create a litany of problems for experts, listing agents, their
clients, and themselves. The blame for this failing lies in a corresponding
lack of education since, until now, there has never been formal stucco training
offered specifically for inspectors. Courses in stucco installation and
forensics are available, but these options are far too exhaustive and
impractical for most inspectors. Students, mostly prospective stucco experts
and installers, are typically required to travel to distant locations and
remain there for days to participate in expensive, intensive, hands-on seminars
for training that is mostly outside of the scope of home inspections.
Fortunately, the International
Association of Certified Home Inspectors (InterNACHI) is here to shake things up.
Unlike courses designed for stucco experts, such as those offered by the
Exterior Design Institute (EDI), InterNACHI’S Advanced Stucco/EIFS Inspection
Training Course for Home and Commercial Property Inspections does not teach
destructive testing methods. Coring, probing and drilling are the
responsibilities of experts, not property inspectors. This new course caters to
the requirements of home inspections and provides inspectors with advanced knowledge
on how to inspect stucco-clad homes during a home inspection. Specifically, it
aims to correct inspectors’ misunderstandings concerning stucco that can result
in unintentionally reporting misleading or inaccurate information to their
clients. For example, students will learn how to properly identify
wall-cladding types, spot missing or improper kickout flashings, and a lack of
proper sealant at penetrations and windows. The course is the first and only of
its kind – a distance-learning video course that teaches inspectors everything
that they need to know about stucco and EIFS, without the in-depth training
required to become a stucco inspector.
