I have made it a habit of looking at all ceilings with the lights on, and then again with them off and using a flashlight. I found this with the flashlight..

This house had been vacant for two months and the celings were all frehly painted.

I wrote it up like this........The ceilings have all been painted. There is evidence of water stains in the den area of house. Verify that repairs were made to this area prior to the ceiling being painted. This area is directly below the upstairs master bathroom. It is assumed active , verify with owner of repair and there are no active leaks in this area prior to closing.

The realtor called today and said the tub upstairs is leaking, what could I do about it. I told her Icould read the report for them. icon_wink.gif Really, though using a flashlight and different views of the cieling saved me on this one. It was hard to see, and I consider myself lucky.

good call Ben. allthough it tough to see in the photo, at first i was strugling to see a problem. all i saw at first was a missing smoke detector. now i see the water stain. icon_cool.gif icon_wink.gif
