Mold mitigation, ever heard of a fog/spray called MDF500

Advanced Mold Remediation says they’ll spray/fog the home with a product called MDF500 which they claim will kill any mold in the area treated and seal againt reappearance of existing mold fungus. They will guarantee against reocurrance (barring introduction on new building materials, etc.) for 5 years. This for $500-700.

Anyone know anything about this product or camnpany? www.safedecon.com

I’m under the impression that the only EPA recognized encapsulant is Fiberlock’s Aftershock Fungicide coating. The “Kill” component chemicals are only rated to kill existing mold and mold spores. For this I prefer Benefect thyme oil based fungicidal disinfectant. Kill 99.999% on contact, yet safe enough for contact in food prep areas.

Modec has been used with a demonstrated Efficacy for many years.

Go for it and getting in writing, because the claim won’t hold up.

By the way, the NO PRODUCT can make that claim. That is why standard industry industrial hygiene practice is to disallow the application of any and all such fungicides. Their application has only drawbacks and absolutely no advantages.

Isnt the EPA and CDC protocol to find the source of the moisture,and eliminate it. Once that is done, to kill and *clean *all mold?

As far a can tell, all mold is to be treated in the same manner. The EPA speaks of washdowns, and if the affected areas are large, to call a qualified mitigator. I suppose the concept of fogging can be effective. But still… I believed the edict was to ELIMINATE the mold. Encapsulation (of dead spores, I suppose)… are we saying that it is the same as elimination?

I have read the data, and agree that the Modec product appears to be effective in killing molds and mytotoxins. However, it is also my impression that dead mold spores can also be problematic, and that efter the kill, it is also important to clean away the dead mold. I have never read about an effective encapsulent, or seen it referenced on the CDC or EPA websites.

I think he was speaking to the guarantee against recurrence. The encapsulation claim was what I also questioned, as I also did not read that claim in the EPA registration.

Actually Joe Farsetta is correct with regard to my comments being applicable to the guarantee against recurrence. But then I realized that my comments were really limited by the fact that my premise was that the material would be exclusively used in a remediation; and that might not always be the case.

I began to think of many situations wherein the manufacture’s claims may be valid outside the context of a water loss and subsequent mould growth.

So, in the future, I should not be so presumptuous, but recognize that there may be applications other than the most common.

just to chime in again- check out Fiberlock brand encapsulant Aftershock. Labeled as “Kills and prevents”. Bye the way, just to tout the merrits of Benefect brand disinfectant. I love the stuff. All natural thyme oil, food prep and hospital approved, and safe enough to be use as food additive. Proven to kill 99.999% of mold and mold spores. Smells like cloves
