You likely will not get comments on this. The reason being is that we are not you. It is a tollarance level. Some people see a bad paint job as a major defect where other will buy a home with major structual issues. You need to figure out where you are comfortable. Get some prices on the defects and see what the cost is going to be. Do your home work and then make a decision.

One method is to take out emotion,add purchase price and cost of repairs together and you have the real purchase price.
(Simple alternative view.)

The inspection report is 3 months old and things change.
As previously stated, only you can decide if you want to continue on with purchasing the home.

Where did you get the report?

Good point on age of report. Was this inspection report performed for you, or did you receive a copy from the Realtor or Homeowner? If the report was not performed for you, you need to hire an inspector and have an inspection performed FOR YOU. If the inspection was performed for you, contact the Inspector and have him explain it all to you. I suspect you are trying to save a few bucks, aren’t you? Saving a few bucks now will cost you big time in the future. NEVER trust a report that was not prepared for you, and offered to you by any realtor or seller.

how handy are you? can you afford to pay someone else to make repairs?
IMO, water leaking inside house, whether from a drain, supply line, or rain somehow infiltrating are top priority as they will make conditions worse in a hurry. electrical safety is also important but it conditions have been as they are now for many years, how can you justify a necessary importance to repair NOW?
lots of good advice here. weed through the crap and take it all with a grain of salt.

BTW: most of what I see in the report is found in about every 30 yr old home (or older) I inspect. people dont really care for routine maintence.

stop the water leaks. replace materials if too far gone. enjoy your home.

The more I think about it, if Jeffrey’s intuition is correct and that is a report you didn’t pay for but handed to you by a realtor. You definitely need your own inspection and you should consider whether or not your realtor really has your best interests in mind.

As some of you noticed this is a 3-month old inspection. Of course I will get my own inspection prior to purchasing the home.

However, I thought this report would give an experienced inspector a rough idea of the quality of the house. If the problems appear too big or to numerous, I’d be happier to just pass on this house from the outset. If the defects listed are just a bunch of filler for the inspection report or issues that come up on most inspection reports, I’d want to hire my own inpector for a second opinion.

I’m aware that what is acceptable in a home is a personal decision. Based on the report, how does the house stack up compared with the many homes you inspect? What would you do?

Trust me, this is the biggest investment of my life…I’m not worried about spending $300 on an inspection to help me make an informed decision.

Are you in Northern California? I would be glad to do an inspection on the property so that you have a better understanding of the property that you are interested in purchasing. An inspectors role in the transaction is to give you an overview of the property on the day of inspection with recommendations so that you can make a decision based on that information.
