Fire Sprinklers

I do not see anything on fire sprinkler systems on Internachi. Is this not something that has to be checked. Homes in my area over 5000 sf have to be equipped with them on new homes.

Where are you located?

Central Florida. And this code does not cover all counties. From what I have been able to find is that there is no testing of any kind and you only look for obvious damage or unusual conditions.

In Maryland ALL new homes get fire sprinklers!

Much more plumbing than I want in my walls.

On more than one inspection I’ve seen the damage caused by a supposed ‘winterized’ bank owned property.

I was under the impression that they added antifreeze to the system in areas susceptible to freezing. Maybe not.

That may be what they are supposed to do…

Some (early?) sprinkler systems are all threaded pipe. The ones that have had “winterization” leaks were all orange pvc.

Now that you’ve brought it up; how would you get the antifreeze to circulate in the system?

New Sprinkler Systems (i.e., installed after September 30, 2012) Containing Antifreeze – NFPA 13, NFPA 13D and NFPA 13R Sprinkler Systems
With limited exceptions, all new antifreeze systems (systems installed after September 30, 2012) are required to use listed antifreeze solutions. The listing of the antifreeze solution must indicate that the solution will not ignite when discharged from a sprinkler. The exceptions to the requirement for listed antifreeze solutions are as follows:

Factory premixed antifreeze solutions of propylene glycol in excess of 40% by volume are permitted in ESFR (Early Suppression Fast Response) systems where the sprinklers are listed for such use in a specific application. The listing will indicate the maximum percentage of propylene glycol that can be used with the specific sprinkler.
Limited use of factory premixed antifreeze solutions of propylene glycol up to 38%and glycerin up to 48%are permitted in “specific areas” of new NFPA 13D installations where approved by the authority having jurisdiction (AHJ).
The designer must provide documentation to the AHJ substantiating the use of traditional antifreeze solutions.

If there is no viable alternative to antifreeze solutions, NFPA recommends the following:

Use only propylene glycol or glycerin antifreeze solution.
The antifreeze solution should be the lowest possible concentration required for the needed freeze potential but under no circumstance should the antifreeze solution exceed a maximum concentration of 40% of propylene glycol or a maximum concentration of 50% of glycerin. Consideration should be given to reducing these concentrations by an additional safety factor.
The antifreeze solution should only be a factory pre-mixed; use of factory pre-mixed solutions is essential to ensure the proper concentration level and solution integrity.
Antifreeze solutions should only be used with the approval of the local authority having jurisdiction.

What has changed in NFPA codes for Antifreeze Loops and why?

Following reports of a fire incident involving a sprinkler system that contained a high concentration of antifreeze solution, research and standards development activities were begun to address concerns raised by the combustibility of antifreeze solutions in sprinkler systems. These instances showed that some solutions may have had more PG or GL mixed in the solution that was allowed. The higher concentration allowed for combustion to incur, fueling the fire and causing catastrophic conditions.

With the 2014 NFPA release of NFPA 25 and NFPA 13 (The rules and guidelines on how to install or inspect Water based Fire Sprinkler Systems) have lowered the percentages allowed of antifreeze solution and it has to be premixed by the manufacture. This will ensure that the solution used will not allow a high concentration to be accidentally mixed and cause a combustion.

Well, in San Diego I don’t have to worry about it. :slight_smile:

PLATTSBURGH — Two 8-by-8-foot plywood pods stood on the lawn outside the Plattsburgh District 3 Fire Department’s Wallace Hill Station.
Each was equipped with a smoke detector and furnished with a recliner, a small table, trash can, curtain and wall decoration.
Using a road flare, a firefighter ignited the contents of the trash can in the pod on the right, and vibrant flames spread to the arms of the recliner and climbed up the curtain before firefighters doused it with a hose about 90 seconds later.
The same experiment was repeated in the pod on the left, which, unlike the first, had a sprinkler attached to its ceiling.
Nine seconds later, the smoke detector went off.
At the 34-second mark, red liquid inside a glass cylinder in the sprinkler head expanded in response to heat from the flames and broke the glass, setting off a shower of water that contained the blaze.
The demonstration showed how a residential sprinkler system helps to control a fire that breaks out in a home.
“It prevents the fire from spreading,” New York State Association of Fire Chiefs Grants Administrator Suzanne M. Syzdek said.
“It gives the fire department time to get there. It’s much easier to control a small, very concentrated fire in one location.”

Burnt, but not destroyed: the aftermath of a grease fire following a fire sprinkler activation
In no particular order, here are examples of fire sprinkler activations that have occurred over the past few months.
For those doubting the necessity of these devices in new homes, pay close attention to the fire officials’ statements in each anecdote:
Maple Ridge, British Columbia
Two recent home fires in this town had starkly different outcomes.
Firefighters arriving to the first one reported heavy smoke and flames.
They immediately performed an interior rescue involving a wheelchair-bound man and his daughter.
Firefighters also had to rescue residents trapped on their balconies.
During their efforts, a firefighter was injured and four occupants were transferred to the hospital.
It took firefighters three hours and 24,000 gallons of water to control the blaze.
Firefighters responded to the second incident at a sprinkler-protected home.
A single sprinkler kept the fire under control until the fire crews arrived. Fire damage was contained to the area of origin.
“The primary reason for the marked difference in outcomes of these two events was the presence of fire sprinklers,”
says Timo Juurakko, assistant chief with the City of Maple Ridge Fire Department. “No one can argue the difference that fire sprinklers make.”
Stoughton, Massachusetts**
Firefighters responded to a call of a fire inside a first-floor apartment. When they opened the door, they encountered smoke, not flames.
A stovetop, grease fire was immediately extinguished by sprinklers. The women living in the apartment and her friend were able to exit the building safely.
“This could have been a major disaster,” the town’s Interim Fire Chief Gregory Goldberg told a local newspaper.
“Fire alarms save lives, and sprinklers save lives and buildings.”
Rapid City, South Dakota

**The home of America’s newest sprinkler coalition,
outh Dakota also witnessed a recent sprinkler save.
A woman was frying chicken when the grease in the pan ignited, prompting her to try and smother the fire with a blanket.
When that didn’t work, she placed the burning pan in the sink. (Here are NFPA’s safety considerations for cooking with oil.)
Flames ignited the picture above the sink, which set off a single sprinkler.
The activation resulted in minimal damage to her home.

“There was a heavy fire load surrounding the sink, and this had the potential to become quite devastating,” says Jody Telkamp,
administrative assistant with the Rapid City Fire Department and member of the South Dakota Fire Sprinkler Coalition.
Elko, Nevada**
**Another cooking fire in an Elko home was stopped in its tracks by sprinklers.
Since the damage from the fire was so mild, residents were able to vacate the home soon after the incident.
“Had this building been an unprotected building, the fire would have likely caused severe damage to the building,
displacing all of the residents (and) threatening the lives of the occupants,” says Fire Marshal Joshua Carson with the Elko Fire Department.

Buy yourself a copy of NFPA 13D, published by the National Fire Protection Association. It is the Standard for Domestic fire sprinkler systems. Your local building department (AHJ) may also be a good source of info on these systems.
