Lattice Patio Cover and bay window

One more from my mock inspection. Sorry to bombard you guys, I appreciate the feedback… This is a lattice patio cover spanning across a kitchen bay window. Where it spans across, the ledger isn’t fastened to the property at all and there is a gap between the ledger and the house where it spans across the bay window. Does this seem appropriate, or should this span over the window be attached to house?

The double 2x6 is a “beam” carrying the joists.

Looks fine. The ledger could have been attached to the bumpout wall (no real loading like a deck), but fine the way it’s built. Lattice needs some attention though.

as a specialized stucco inspector & what i’d report either as stucco or hi

  • generally improper install
  • no ledger flashing
  • ledger improperly attached atop stucco
  • ledger possibly improperly secured to framing
  • ledger possibly improperly attached to substrate

as far as the side to side span in joist hangers that’s about all that appears correct…ymmv
