Thorough HVAC inspection by HVAC technician

A Client actually acted on the report recommendations correctly and even hired his own HVAC inspector instead of using one hired by the seller.
Actually the seller refused to hire one since the systems “operated”. I bet they wish they had hired their own tech now.

I also advised the client to make sure he got one that was capable of measuring airflows.

Here are the actual findings from the HVAC techs inspection after he had access to my report:

Upstairs System

1 a piece of insulation is missing off of the suction refrigerant
line in the attic, need to re insulate it $25

2 the main drain line for the air conditioning is pitched the
wrong way just after the p-trap, need lower the strapping and re
pipe a section of the drain line $ 35

3 air leaks on the cased evaporator coil around the refrigerant
and drain lines, need to seal the air leaks $25

4 the blower capacitor is rated at 7.5uf + or - 6% and is at 6.9uf
this is below the manufactures recommend tolerances, need to replace
the capacitor $165

5 the refrigerant lines have a rise of over 20’ according to the
manufacture there should have been a crank case heater installed as an
accessory to keep the compressor oil warm and to keep the refrigerant
for migrating back to the compress when it is off so it does not cause
the compressor to struggle starting with liquid refrigerant in it, need
to install a crank case heater $125

6 the filter being used in the house is too restrictive on air
flow and is causing higher static pressure in the ducts, filter media
should be no higher than a MERV 8

Downstairs System

1 air leaks on the cased evaporator coil around the refrigerant
and drain lines, need to seal the air leaks $25

2 there is no secondary drain install on the evaporator coil this
is not required by code but if the main drain line ever backs up water
will overflow into the duct work and ruin the duct, need to install a
secondary drain safety float switch to shut the system off before it
overflows $125

3 the pressure safety switch for the furnace was never properly
rerouted and extended for a horizontal left installation application
this could cause nuisance trips of the safety switch or cause the
safety switch to malfunction, need to get extension tube and re route
it according to the manufactures specs $65

4 the fresh air pipe and cap for the furnace were glued and fresh
air screen was not installed can not install screen due to is being
glued in place it should have been screwed in place this will also
hinder the access to the hot surface igniter if it ever needs to be
replace, need to install a new housing and screen for the fresh air and
re pipe $ 175

5 a coupled supply duct is laying on the ground, need to re hang
duct with strapping $25

6 the liquid line service valve is missing a cap, need to install
a new cap $25

7 the air conditioning system is a little bit low on freon I did a
leak search and did not find any leaks at this time I believe the
system was never properly charged with freon, need to *** 1lb of R-22
refrigerant $82

8 the filters being used in the house is too restrictive on air
flow and is causing higher static pressure in the ducts, filter media
should be no higher than a MERV 8

9 several of the flex ducts were not properly install at the
collars on the trunks they are leaking air and the vapor barrier and
insulation on the flex duct was not properly pulled over the collars
this is causing the metal collars to condensate and also getting heat
gain and heat loss, need to pull the vapor barrier and insulation back
and seal the collars, properly reinstall the vapor barrier and
insulation over the collars and seal the vapor barrier to the trunks,
$450

10 after performing the heat load calculation and measuring the air
flow we determined the all the ducts are sized properly and the air
flow from the furnace is correct however there were three rooms lacking
air flow the rooms are the great room, office, and the guest bedroom,
need to air balance the duct system $850

Jeez talk about Jessie James without a gun those prices are crazy $165.00 to change out a $10.00 run capacitor $450.00 to seal up some duct and $850.00 for a air balance I should not have retired;-):wink:
