The granulated asphalt rolled roofing membrane on this ½:12 roof is showing signs of material failure and defective installation. The membrane itself shows signs of alligatoring and delamination with portions of missing asphalt and granules. Counter flashing is not present and the wall flashing, which had been manually sealed to the brick parapet wall have separated allowing water intrusion into the roof system and structure. There is a metal flashing mounted on top of the roof membrane at the eave and is fastened through the membrane allowing water infiltration and deterioration of the fascia and structural components in this area. There are also exposed fasteners along all seams in the materials which are rusted and backing out of place due to water infiltration. Replacement of this system is recommended.
