Are homeinspections a thing of the past?
Pillar ToPost Home Inspectors®, the largest home inspection company in NorthAmerica, is offering advice to new homeowners in the Greater TorontoArea and beyond.
“Weunderstand the competitive nature of supply and demand,” said DanSteward, president and CEO of Toronto based Pillar To Post HomeInspectors.
“Buyersare afraid that if they put in an offer contingent on the outcome of a homeinspection, they may lose the home to three or four other bidders who arewilling to take the risk of
buying the home without thatcontingency.”
Stewardcontinued, “If you really feel you need to go this route, we suggest a newbuyer immediately should call in a home inspector after closing.
Ifthere are minor issues, a home inspector can spot them and the problems can befixed and eradicated before they become not so minor problems.”
For example, a recent home inspection done by Pillar To Post revealed a crackin the cement floor of a garage attached to an expensive home.
Whilethis crack looked very tiny, and could have been easily overlooked by someonewithout experience, the home inspector later revealed to the buyer that it wasthere as a result
of a giant oak tree next to the garage.
Theroots were so huge that eventually the entire floor would be broken by thegrowth of the enormous tree.
Byremoving the tree then, the cost was only a few hundred dollars, but in fiveyears, the inspector said, the entire garage floor would have needed to be jackhammered and then replaced
with a newly constructed concrete floor.
Thecost of that job would be in the thousands.

For those that are not familiar with it in Ontario this is the form that Orea had specifically made up (2013) to waive Home Inspections and other items contingent to a sale…makes it very convenient and official looking like something that everyone does on a home purchase. JMO

In the same period, Toronto-basedhome-inspection firm Carson Dunlop saw a 34 percent drop in volume. MurrayParish, president of the Ontario Association of Home Inspectors, said he’s seena 30 percent decline at his firm, Parish Home Inspections.

“The bottom line is we are in a shortage of supply,’’ saidTasis Giannoukakis, a Century 21 Leading Edge Realty Inc.broker based in Toronto, adding that it’s not uncommon to see bids of asmuch as C$200,000 over the asking price. “That pressure is what’s causingeverybody to remove the conditions on an inspection.’’
Home-price increases in North America’s fourth-largest cityand its suburbs have outpaced growth in places including Manhattan, Vancouver,Seattle and San Francisco, leading local officials to search for ways to control pricegains and spurring concerns a correction may be coming. The frothymarket, buoyed by low interest rates, is resulting in frenziedbidding wars, causing many shoppers to leave once-standard clausessuch as a professional home inspection and financing contingencies out of theirpurchase offers.
DIY Homebuyers
Giannoukakis noted that homebuyers are generally savvierwhen it comes to repairs and renovations than they were a decade or two ago,thanks to information on the internet and the popularity of home-related TVshows. Still, removing conditions such an inspection aren’t due to voluntaryrisk-taking, but are “100 percent” a byproduct of multiple offers on the sameproperty, he said.
“When you are the only offer on the table, you can submit aconditional offer,” said Lorand Sebestyen, an agent with iPro Realty Ltd.in Toronto, adding that he counsels clients on the risks of skipping aninspection. “But when competing with several other offers, you don’t have thatluxury.’’

Even for do-it-yourself types, the potential pitfalls aremyriad – especially if a buyer is already going over budget to complete apurchase. Alan Carson, founder of home-inspection firm Carson Dunlop, saidproblems his team has found over the years include faulty pipes, erodingfoundations, termite infestations, old roofs and a bathroom that seemedfunctional but actually lacked any connected plumbing. Other surprises haveincluded finding a loaded rifle and large bag of jewelry in an attic, as wellas a “very sooty raccoon” jumping from a fireplace damper, he said.
“You don’t know what could be hiding behind the walls,” saidShubha Dasgupta, owner of Capital Lending Centre, a Toronto-based mortgagebrokerage.
San Francisco
A move away from inspections isn’t unique to Toronto.Vancouver, Canada’s hottest real estate market until Toronto took that mantlelast year, saw a surge in unconditional purchase offers in the first half of2016, said Adil Dinani, an agent with Royal LePage West Real Estate Services inthe West Coast city.
The same is true in hot U.S. markets. Mark Attarha,president of Bay Sotheby’s International Realty, which has seven offices in thein San FranciscoBay area, said he’s seeing a spate of offers without contingencies,along with a raft of “overbidding.” Attarha estimates that 75 percent ofprospective buyers he works with are accepting a home-inspection report fromthe seller rather than ordering their own or including an inspection clause intheir purchase offers.
“I don’t think the trend is people don’t want to doinspections anymore – it’s somewhat being forced on them in order to compete,”Giannoukakis said. But, he added, if someone is buying a property in themillion-dollar range – something far more common after the steep increase inhome prices – then a few thousand dollars of potential repairs may be oflittle concern.
New Homes
There are other instances where buyers can sometimes skipthe inspection without feeling like they’re taking too big a gamble. With newerhomes, an argument can be made doing so is fine because municipalities ensureproperties are built to code, said Dasgupta, the Toronto mortgage broker.Inspections are also less of a concern for condominiums, which are“well-protected and insulated from some of the potential damages that may occurin detached properties,” he said.

The financial burden typically falls to the buyer who optsto skip an inspection. Because the buyer “supposedly has the ability to seeproblems and ability to negotiate either a lower price or for work to be done,the law doesn’t see any reason really to protect you,” said Michael Lamb,a real estate lawyer and professor at the University of Western Ontario.
Marcus Simon, a property attorney based outside Washington,D.C., said the last time he saw a marked increase in waived inspections in hisregion was around 2007, just before the full financial crisis hit. Recently,the trend has popped up again in some Washington suburbs, he said.
Speculation Sign
Removing the inspection clause is a sign that “speculationhas entered the market,” said Simon, owner of Ekko Title in McLean, Virginia.Some buyers believe property values are appreciating so quickly they can’tlose.
“People think they know the worst-case scenario, but theirimagination doesn’t always serve them well,” he said. “They don’t realize howbad or how expensive it can get.”
There is one group that doesn’t see much of a problem withthe decline in home inspections: mortgage providers. Banks are far lessconcerned about costly repairs that may arise later and are instead focused onthe appraised value of a property, Dasgupta said.
“The home inspection is really more for consumerprotection,” he said. “From a home value standpoint, the appraisal is reallythe key indicator for the bank. Lenders aren’t liable from the perspective ofany deficiencies in the property.”

It is unfortunate how some people are fooled by their agents .

The other side being homes being bought without an inspection in an “inflated” market.

First it short lists those that have limited savings to afford entry and winning in the bidding war, but it also “puffs up” real values of properties. Of course the other side being the extra fees added to Realtors earnings.

I’m dealing with my mothers estate (family home) and one of the first things the lawyer asked me to pursue was an appraisal, rather than dealing with Realtors. To me, it seems to make logical sense, rather than putting the cart before the horse real estate non-sense! (More to address what is the real value of a property)

Once again, plans are for private sale rather than deal with Realtors, like my wife and I did before on another home we sold for our son …sorry but their fees simply do not make sense! BTW: He paid a buyers agent 1% who had a buyer that wanted the house at his listing price.

The latest in the debate on commissionshas some agents pointing the finger at their high-rolling counterparts, arguingsky-high payouts are overly opulent, not well-deserved.

“To say you get what you pay for and that because I am with a brokerage that istrying to help our clients by charging less [and that] means we are lesscompetent is a completely ignorant statement,” writes Robyn in the REPforum. “This is 2014 people! Times are changing and I advise you to hop onboard. Greed will end your career.”

That’s a strong warning, but one that agents seem to increasingly be heeding.An anonymous forum commenter said he, too, believes that the current commissionstructure,


whereby agents can walk away with $50,000 from one deal, is far out ofwhack.

“I just believe in my heart that I can make a decent living based on prices ofhomes today by taking less on my end,” he writes. “It has nothing to do withbeing a better negotiator.”

However, opposition to that view point is also plenty. Commenter Doug Best saidclients who recognize value in their agents have no problem paying whatevercommission that agent charges.

“If you don’t feel your representation is worth what others are charging, youdon’t feel you add value or you’re feeling outside pressure to reduce yourcommissions, then maybe you have an internal unworthiness feeling or maybe youjust can’t deliver what truly needs to be delivered to the client,” Best wrote.“Just because someone can research something on the internet, doesn’t diminishyour value, if you think it does, it’s you that should be leaving thebusiness.”

Losing game for the new home owners that self believe this false news prophecy, hurry uip and buy before there are no homes left to buy.

They could be investing their first home mortgage savings in other areas to sustain or even grow their down payment when ready.

As much as it hurts me to say it, this will never change unless the banks demand it. The realtors hands are tied as well. When multiple offers are coming in over the asking price then what is the bargaining chip? If you say you want a home inspection but the others do not you will lose the home. The buyer knows this without the agent mentioning it in most cases.
If the banks start telling the buyer that without a home inspection they cannot get a mortgage then the trend we see will all but disappear.

The banks don’t care. They rely on appraisers for the home value. Everything else can be fixed. They don’t care about the deficiencies, unfortunately. We just sold a home, our investment property, in Orillia area, inked the deal Tuesday. 3 offers over list, one offer that was pulled due to not wanting to be in competition, all four offers declined having a home inspection.

I am not sure if the fact our business sign 5 x7 ft is on the front lawn, its a busy road, had anything to do with it or it is just the market.
