Pending home sales in Miami-Dade County jumped 25% in November from a year earlier, the Miami Association of Realtors said Tuesday. The number of listings hit 3,348, up from 2,598 a year ago, the trade group said. Single-family home and condo sales pending during the month jumped 43% and 14%, respectively, over their November 2010 levels.

As per my concern, Rising population leads to increased demand of property. Also, the number of households can increase faster than the population. If interest rates are low, demand for buying rather than renting will be high.
If business is any indication then the same is happening in Central Florida. The first half of this year has been my best in about 7 years. I am just hoping that it stays the same for the rest of the year.
I think increased pending sales are an indication of increased future sales. Single-family home sales have seen average prices are increased in the last few months.
