When inspecting guardrails and handrails on a house that was built in 1985 and the spacing between the balusters are 4 1/2", which was most likely to the code in 1985, do you mention this when reporting?

Hi everyone, I hope you are all enjoying the Spring. Here in Michigan we have snow in the ground... yep April 17th and freezing temperatures and MASSIVE amounts of flooding is going on just South of me in Monroe County. Sounds like some inspectors will be busy in a few weeks accessing damage due to houses being 3+ ft under lake water... I however passed my Attic Insulation Ventilation and Interiors final the other day am now getting into the Deck Inspections Course. Moving right along, - Albert Holewinski

Research & Writing Assignment:

Choose any library article from www.nachi.org/articles or any inspection gallery image from www.nachi.org/gallery and study the article or image you chose. Next, in the box titled Your Essay you will write an explanation that is at least 40 words describing what youve learned from your article or image. Once you submit your essay it will automatically be marked as complete and submitted to the course forum.

Inspection & Writing Assignment:

I chose a picture of a prefab concrete footing. In the course material it was mentioned how the posts need to be connected to the footings. For the prefabs that surprised me because I've never seen it and would not have guessed, due to how they're engineered with the sides and to snugly fit a 4x4, that one would need to attach them. I've seen these prefab footings all the time, including in our current rental, and see no evidence that the post is attached to it. From what I've gathered there will be plenty to call out on most decks with all the techniques and hardware available. Plenty for DIY'ers to mess up and create an unsafe structure.

Research & Writing Assignment:

I chose to read the pine beetle article. Although it did not contain information on risks to pine lumber or what can be done that could make use with affected trees, it is relevant to decking. Many decks are made from pine even though its not the ideal choice. Tips for inspectors to recognize affected lumber could also help a deck inspection.
