Inspection & Writing Assignment:

The hot water heater is in working condition and is located in the garage. It has the expansion tank installed in the correct location and the breaker for the hot water heater is to the right of the heater. It has no water damage around the area and has a drain pan Incase of water leaks.

Research & Writing Assignment:

How to inspect stairways and the danger of a poor stairway. I learned what to look for on inspecting the landings and the heights of the treads. Handrails should withstand 200lbs of force, and the banisters should be 4 inches apart so that a small child cant fall thru.

Inspection & Writing Assignment:

This is a picture of a storage area I have under some stairs. The area is enclosed with a locking door. United States code specifies that an enclosed, accessible space under stairs should be protected on the enclosed side with 1/2 inch gypsum board. In this picture, you can see that the underside is enclosed with 1/2 gypsum board.

Inspection & Writing Assignment:

Discoloration from poor ventilation visible in attic soffit area. Bath fan not visible in attic, and may be improperly venting to soffit or attic intake air area. Recommend further evaluation and venting directly to the exterior, preferably through side of house using insulated flex from fan to exterior.

Inspection & Writing Assignment:

While doing A home inspection part of the requirment of doing a inspection is to inspect the attic and Inspect the the insulation if the attic is readily accessible, from time to time you will inspect a property where there is no access or even no attic available to inspect especially some houses in urban cities what has a very low slope and build up roof systems with no attics.

Research & Writing Assignment:

Leaky light penetrations can be an area with great amounts of heat loss and promote condensation. IC cans are allowed to have loose fiberglass insulation installed over them, and I find that they are not in most cases. In some rare cases the lights or smoke detectors may leak water from excessive condensation in cold winter months.

Research & Writing Assignment:

While doing my home inspection I inspect and check the functionality of all interior and exterior doors and all windows although the standards practice only requires me to inspect a representative amount of windows I personally inspect all accessible windows.

Research & Writing Assignment:

Homes need to be insulated in order to keep warm air in when it is cold outside, or keep warm air out when it is hot outside. Houses use insulation materials to accomplish this. Insulation can be a mat material or loose blown in insulation. Insulation is rated by it's "R" value; which stands for "Resistance" value. This is the insulation's ability to resist the flow of heat. Homes in different areas need different "R" ratings based on the climate of that area.

Inspection & Writing Assignment:

While inspecting the ceiling water stains were observed around in the area around the swamp cooler in the kitchen. The water was intruding from the copper water supply that was damaged from freezing temperatures. The water line break is a defect and in need of repair.

Research & Writing Assignment:

Water can be very problematic in a home and can come from a multitude of places. Using the proper procedures and practices can help to mitigate the effects that it can have on your home from proper r rating to sufficient drainage.
