Inspection & Writing Assignment:

The exterior of the home is in a state of disrepair. The vinyl siding and vapor barrier is missing in large sections. Without siding, protection from the elements is lacking. Recommend installing tar paper or house wrap and vinyl siding over exposed plywood sheathing

Inspection & Writing Assignment:

Exterior foundation shows missing stucco around air conditioning condenser service disconnect. Service disconnect mounted to treated lumber, partially covered by deck, stucco should be repaired and caulked to prevent further damage Further inspection and Correction required. All areas exterior joints should be sealed to prevent water intrusion.

Research & Writing Assignment:

Inspection of flashing around chimney to adjacent roof, flashing should be installed as step flashing and had counter flashing installed, attached to chimney to prevent water intrusion behind step flashing. Preferred method of counter flashing is to cut regret into masonry and apply caulk as needed for complete weather tight seal to prevent structural damage which can occur due to leaks.

Inspection & Writing Assignment:

Roof is in good shape. There are no missing shingles, no excess wear, nor excessive granules in the gutters. Roof is clear of debris and over hanging trees around the home. No signs of water damage were found including around the sky lights and eaves.

Inspection & Writing Assignment:

Here you can see that in several of the windows the seals have failed allowing moisture between the panes causing it to appear foggy and unclear. An appropriate trades person should be contacted to further inspect and to repair the issue.

Research & Writing Assignment:

What doors to inspect.
In a standard home inspection any doors that lead to the exterior should be inspected and remarked on in the report. As far as the interior doors a representative number of doors should be inspected for any issues.

Inspection & Writing Assignment:

Ranch style Home, stick built in 1979,1600 sf.picture included of original forced air gas furnace, in good working order,clean and operable, 15 degree temp rise over 5 minutes measured at furthest vent,duct work in crawlspace non insulated but supported and joints taped.The age of the furnace could pose a major expense in the future.

Research & Writing Assignment:

on visual examination of girder beams installed over 4x4 common post spaced 8 feet on center it was determined that the beam had been properly set on top of the post,all joints were also made above the post, metal ties had been incorporated,and proper fasteners were installed correctly.

Inspection & Writing Assignment:

This is a electric 80 gallon hot water tank. the manufacture date is 12/05.It has a electrical toggle shutoff by the tank and is also controlled by a 240volt 30 amp breaker in sub-panel. The TPR valve is missing the discharge tube. Recommend correction by a licensed plumber. The cold water dielectric union, shows evidence of previous minor leaking. Recommend monitoring. Note the tank is past the average life span.

Research & Writing Assignment:

Electric Service Panels. Electrical service panels must be inspected with caution. Before removing the cover an escape path is necessary as is a dry area to stand on. A voltage ticker can also be used before removing the cover to determine if voltage is present.The panel requires at least a 3 foot working space and minimum headroom clearance of 6 feet. It is the inspectors right to disclaim inspecting the panel if considered unsafe. If the panel is "Zinsco" or FPE Brand, the cover should not be removed and further evaluation by a qualified electrician is recommended. Once the panel is removed, evidence of water or corrosion is noted as well as burned or overheated components.Oxidation and Corrosion is also noted. Damage caused by rodents is also observed. Double taps are looked for, improper sized circuit breakers, and missing or improper bonding. Any sounds of arcing may indicate poor contact between the over-current protection device and the buss.Aluminum branch wiring is also looked for. Any of these conditions recommend further evaluation by a licensed electrician.

Inspection & Writing Assignment:

The inspection of the garage door, I found it to be newly installed and in good condition. All safety's were tested, pressure tested when the door is closing and when an obstruction is detected. All the cables and springs were in good condition and the emergency release was operational at the time of inspection. Electric for the door opener was on a designated outlet with it's own breaker. Yearly maintenance should be performed as specified by the manufacture.

Inspection & Writing Assignment:

Shown here is the shower head water flow from the smaller restroom in the basement. Shows to be in good working condition, head moves freely, and the stream is powerful and consistent. Also, no loss of pressure in shower when turning on/off water from sink.

Research & Writing Assignment:

Read the article on Ant Inspection. I learned that there are several ways to identify ant infestation, from frass deposits to a hearing a sound similar to the crinkling of cellophane. While ants merely tunnel through wood, as opposed to termites, both are very destructive in nature.

Inspection & Writing Assignment:

Rheen 75 gallon water heater located in a laundry room. Water heater is accessible and unobstructed. Water heater is supplied with propane. Propane line is intact with no defects noted. Outer shell is intact with no defects noted. TPR valve is unobstructed and in place with no defect.

Research & Writing Assignment:

Ventilation fans located in the bathroom must be inspected according to the Standards of Practice. Ventilation fans connected to ducts are to be intended to remove moisture and odors from inside the bathroom. Ventilation duct is extend to the outside of the building on the roof. Improper ventilation can lead to Mold which can cause health issues.
