I feel as an inspector, we should still check the TPR just to make sure our clients have a very important working item. With the dangers involved with a faulty TPR, maybe there needs to be à safe way for inspectors to check that and report it.

As an inspector I feel that we should check the operations of the valve since we are there looking at it to make sure it is terminated properly. The valve which my pictures represent was in working order and was terminated to a pipe to the ground outside. the discharge pipe was funneled into the same discharge as the HVAC pan and is sizable to handle both.

I read up on garage inspections. If you see any type of field altered truss, recommend a structural engineer to further evaluate the conditions. Also, all outlets in the garage should be GFCI protected. If you find one that is not GFCI protected, report it.

Hello, I have been inspecting homes in the Knoxville area for many years. Most water heater do not have a extension on the TPRV. Local plumbers are lazy or just don’t know the standard. I include a graphic from InterNACHI’s library on my inspection report, so my client can see what a proper system should look like.

The water heater TPRV extension is correct and made from approved material. Because it is in the basement, it is recommended a catch pan with a drain to the outside is installed to help protect basement finishes in the event of a leak.

I watch a video on tankless water heaters. It was presented by Ken and Dave. I found it to be very informative. I did not know that the standard for water heater tanks changed in 2004 and thereby reducing the quality and life span of a tanked water heater. I also learned to check the label on a tankless because the newer ones do not require a TPRV.

TPR Valves and Discharge Piping
TPR Valves are used to prevent excessive temp or pressure inside the water tank. This is a very important safety component to the water heater, that if it malfunctions when needed can cause severe injury or death. Inspect all requirements needed to ensure it is properly installed and functional at the moment. It is recommended to the owner to test them monthly.

I observed the TPR valve and discharge pipe during my inspection. The discharge pipe was made of copper material. It is recommended that a drain pan be installed under the water heater with a pipe extending and draining to the exterior of the building.

Temperature Pressure Relief valve.
When water turns to steam, it will expand & can expand up to 1700 times. If the steam has no where to expand to, it can explode and damage house & everyone in it. The TPR can relieve the pressure in the tank and gradually remove excess water.

Tankless Hot water Heaters- Advantages include lower energy costs since one is not “storing” hot water when hot water is not needed, which means you are not paying for hot water when it is not needed. Another advantage is less space is needed since they are smaller. Finally, they last much longer (perhaps up to 20 years) unlike regular HWT’s that typically start to rust after a few years.

Tankless Water Heaters. The article pointed out the advantages of tankless water heaters versus storage-tank water heaters. The listed advantages of a tankless water heater included space and energy savings; low operating costs; precise and consistent water-temperature control and a service life that is nearly double that of a standard storage tank heater. However, there was no mention of improved safety with regard to pressure relief and tank expansion/explosions.

This water heater does not have a discharge pipe on the temperature pressure relieve valve. The discharge pipe shall not be directly connected to the drainage system; discharge through an air gap shall be located in the same room as the water heater; shall not be smaller than the diameter of the outlet of the valve served and shall discharge full size to the air gap; discharge to the floor, pan serving the water heater or to a waste receptor or to the outdoors; discharge in a manner that does not cause personal injury or structural damage; discharge to a termination point that is readily observable by the building occupants; not be trapped; be installed so as to flow by gravity.the discharge shall not terminate more than 6" above the floor or waste receptor; not have a threaded connection athe end of the piping; not have valves or tee fittings and be constructed of material listed in Section 605.4 or materials tested, rated and approved for such use in accordance with ASME A112.4.1.
