This is a metal roof on an outbuilding on a property I own, these roofs are very challenging to try to walk especially after having a few years to collect dust and dirt. I inspected this one from a ladder. As you can see in the pictures the roof is in pretty good shape, the areas that I see that will need some attention are, there’s a few screws that have their rubber gasket smashed from being over tightened and there is a spot where a screw is missing and caulk has been applied to fill the hole, then there is a hole about the size of a quarter that looks like it was caused by something falling on it, this will require a patch to fix. Also the gutters were filled with debris from the surrounding trees, this has been noted.
