Roof assessments are among the most valuable observations a home inspector can provide for a prospective home buyer in the pre-purchase inspection report. Authoritative judgments about if and when a roof may need replacement can have a significant impact on price negotiations and/or the buyer’s planning.

Very funny the very first paragraph in the link above addresses what I have been doing for almost 20 years and have been criticized heavily in this forum for doing so. I always thought that a Home inspector was suppose to make **Authoritative judgements **based on knowledge:shock:

I think it depends on whether a particular inspector can be qualified as an “authority”. No one should find fault with anyone who takes the time to learn enough and earn enough certifications to be able to offer an authoritative opinion. It’s about credibility.
Criticism should be saved for those who offer opinions even though they lack the proper qualifications.
