It's an interesting argument. TREC is clearly trying to establish total control over the services inspectors can offer. IMO 1/2 of these decisions are made to restrain competition and the other 1/2...

In Texas "most" CSST has a red face on the gas meter. Not always; just a clue. Miss the red good as dead. However, I do not know if you have to inspect the gas meter in CA.

That's how the majority of the nation does it now. Some of the best inspectors I know are in non-regulated or minimally regulated States. Rules do not make good inspectors. Various trade...

I suspect the same or more. Overall complaints are low compared to homes sold. I did hear on the grapevine that property condition lawsuits are being more directed towards the agents than inspectors....

Technically, I agree with Nicks interpretation. Realistically occupational licensing is protectionism and turf wars. Preventing sewer inspections allows homes with known sewer defects to be sold....
