Re: Help With Stucco

Dan,

#1 As I read the code 2000 IRC is not technically correct. See Section R102.4. Basically, if there is a conflict between the code And the manufacturer's instructions then the manufacturer's...

Re: Deck and roof support

As a general rule, the center of the load should be within the middle third of the support.

Re: Broken truss.... recommend an engineer approve the repair.

Dave's repair plans were designed by a truss company. The MiTek 20/20 software is proprietary software only sold to truss manufacturers.

Re: Help identifying this.

I don't think it had anything to do with mold. I suspect this is associated with the concrete finishing during construction.

Re: floor level

I use a golf ball as a quick method, 4-foot level if I need more information and finally a laser level if I need precise information.

Re: Cracks Mortar of Brick Veneer Over Extended Roof Line - Differences of Opinion?

Todd,

Only the original designer has all the data used to design the LVL beam. The plans the senior engineer used only gives the location and size of the LVL beam the designer specified. So to be...

Re: Cracks Mortar of Brick Veneer Over Extended Roof Line - Differences of Opinion?

Todd,

It appears by your description the LVL beam that supports the upper floor and the brick veneer may be under designed. Most lumber yards spec out LVL beams based on manufacturers printed...

Re: Help, I need a commercial (only) inspection reporting software

These pillartopost companies do commercial work. Call them to see if they will share their template. Also, call your franchise main office, I am sure they know others that offer commercial work.

Found something new

In 24 years of inspecting this is the first time I found standing water in a roof vent. I assume it was clogged with something, but I will let a plumber figure that out.

Barn Conversions

More and more people are converting old barns into houses or in my case today a wedding venue. Under modern building codes, ASCE 7-10, barn floors that support hay or grain must be capable of...

Re: Post tension help

Workmanship looks pretty crappy. Curing 3 to 10 days after the concrete has been placed or has obtained a minimum compressive strength of 2000 psi would be typical. Looks like they just piled on the...

Re: hydrostatic lateral foundation wall pressure

First of all, some soil moisture under the footing is a good thing. Soil naturally has voids and when these voids go dry the soil structure collapses causing settlement issues during a severe...

Re: hydrostatic lateral foundation wall pressure

Michael,

There is no benefit IMO in allowing water to accumulate near the foundation wall. Saturating the soil under the footing will likely result in differential settlement issues resulting in...

Re: hydrostatic lateral foundation wall pressure

Re: Concrete Scaling - Question

Not without sending core samples to a lab, but that would be too expensive. You can detect delaminated concrete before it pops off by using a hammer or piece of chain. See this article Concrete...

Re: Concrete Scaling - Question

If the driveways were poured in the heat of summer most concrete contractors will add water to the mix to make finishing the mix easier. During the final finishing, the excess water bleeds to the top...

Re: Slab Foundation - Home Built in 1999

Could be poor concrete work or poor compaction. If you can't see the concrete floor don't guess. I always carry a golf ball in my bag to use on any hard surface flooring, it will find the low spot...

Re: Hot water won't drain

I believe the problem is caused by a combination of three things:

No secondary overflow in the sink
Plate over the drain with the small holes
Vapor pressure of hot water versus cold...
