The Seattle area is basically a rainforest and I only see kick out flashing installed on maybe 40% of the homes. It's such a cheap easy installation too.

I have a thermal imager and moisture meter for finished basements. Typical signs for unfinished. Effy, staining, cracking, bowing, etc.

I think they are slammed right now with everyone jumping over from HG. I had a 4 hour email delay too. Usually like 5 to 10 minutes. Ask when you do get ahold of someone?

In the Seattle area my "norm" for home inspections is 3 hours. I schedule four. My clients receive their report that evening no later than 8pm. I usually spend about two hours on my reports at home....
