Re: Grounding Rods

Depends.

It may have an ufer.
It may be grounded to a plumbing pipe and not a rod.
Many older homes simply don't have them.

Re: asking for reviews

Yelp has started (or maybe always has) moving reviews that are left by people clicking links directly to your page to the not recommend reviews.

I've lost over 20 reviews that used to be there. ...

Re: New to the industry! What’s Next?

Read, read, read.

When I was new, I would read as many threads on this forum as possible. Even threads that were 5 or ten years old. The answer to just about every questions you can have is...

Re: Help to ID chimney material

I swear every house in the greater Los Angeles area built before 1980 has a transite pipe on the water heater.

Or an abandon transite pipe if the water heater was relocated to a different part of...

Re: Old roof inside of roof?

All the time.

My last house was the same way.

There are a ton of post-WWII homes in my area that all started as 2 bed 1 bath homes for returning GIs, and over the years, many of them have had...

Re: Water Heater Overflow Pipe material ?

As Chuck said, that is NOT an overflow pipe.

And you are in California.

PEX is not listed as an approved material for TPR discharge pipe in the California Plumbing Code. Though there is a...

Re: Will this lead to a change in how we write reports in California?

Ask NT. lol

But it does say:

Bill Text - AB-2371 Water use efficiency: landscape irrigation. (https://leginfo.legislature.ca.gov/faces/billTextClient.xhtml?bill_id=201720180AB2371)

So...

Re: Will this lead to a change in how we write reports in California?

I've never used "he" or "she" in a report, so no.

But hey Nick, if you're so interested in dumb CA Laws, how come you didn't do anything about the absurd lawn sprinkler inspection law?

Re: Attention: Nachi, Ben or Nick Gromicko

Lots of vendors "claim" to be working with InterNACHI, Nick, Ben etc.

Most of them are either flat out lying or at least stretching the truth.

What they mean by "working with" is they once...

Re: HVAC & WH Manufacturing Information PDF

Not off hand.

BY now, I've memorized most of them common serial # formats, and only ever look up one that aren't that common.

Re: HVAC & WH Manufacturing Information PDF

There is a pdf floating around the web, but due to the sheer volume of manufacturers out there, it's numerous pages long.

Including in a report would be counterproductive, as it would just make...

Re: Good News for California Inspectors

Jeff Pope is, of course, quite correct.

I still say it is good news that CAR is at least encouraging buyers to get their own inspections and not rely on whatever.

It also subtlety encourages...

Re: Good News for California Inspectors

It is true language in the purchase contract does not make this actual law. I will not claim to know how a court would actually view this revision if it came down to it.

But it is nice to see CAR...

Good News for California Inspectors

For years inspectors have asked and debated on this forum (and others) about just what happens with an inspection report when a home falls out of escrow.

The California Association of Realtors...

Re: Is water line connecting the meter to the house subject to a standard Home Inspec

Ah, but see, you omitted these important facts earlier. Leaving us to guess as to the situation.

A leak could mean anything. A small drip underground would be very difficult to spot, as I stated,...

Re: Is water line connecting the meter to the house subject to a standard Home Inspec

Home inspectors are not required to shut off the water main in the house, and in fact, doing so could cause more harm than good.

Not every home has a water main. While most houses do, one area I...

Re: New Laws going into Effect January 2019 for California Home Inspectors

SB 998 [Galgiani] - CSST Piping - This one doesn't change anything, IMHO, other than updating my template to use the specific wording required.

Just stupid that even an electrician bonded it...

Re: New Laws going into Effect January 2019 for California Home Inspectors

This one concerns me the most. Because checking irrigation can be simple, or complex. But more than that, it's very time-consuming. This could easily add an hour to even a modest home.

If I'm not...
