Re: Attention: Nachi, Ben or Nick Gromicko

Lots of vendors "claim" to be working with InterNACHI, Nick, Ben etc.

Most of them are either flat out lying or at least stretching the truth.

What they mean by "working with" is they once...

Re: HVAC & WH Manufacturing Information PDF

Not off hand.

BY now, I've memorized most of them common serial # formats, and only ever look up one that aren't that common.

Re: HVAC & WH Manufacturing Information PDF

There is a pdf floating around the web, but due to the sheer volume of manufacturers out there, it's numerous pages long.

Including in a report would be counterproductive, as it would just make...

Re: Good News for California Inspectors

Jeff Pope is, of course, quite correct.

I still say it is good news that CAR is at least encouraging buyers to get their own inspections and not rely on whatever.

It also subtlety encourages...

Re: Good News for California Inspectors

It is true language in the purchase contract does not make this actual law. I will not claim to know how a court would actually view this revision if it came down to it.

But it is nice to see CAR...

Good News for California Inspectors

For years inspectors have asked and debated on this forum (and others) about just what happens with an inspection report when a home falls out of escrow.

The California Association of Realtors...

But, but, but someone at another association told me Nachi courses aren't worth a darn.....

Re: Is water line connecting the meter to the house subject to a standard Home Inspec

Ah, but see, you omitted these important facts earlier. Leaving us to guess as to the situation.

A leak could mean anything. A small drip underground would be very difficult to spot, as I stated,...

Re: Is water line connecting the meter to the house subject to a standard Home Inspec

Home inspectors are not required to shut off the water main in the house, and in fact, doing so could cause more harm than good.

Not every home has a water main. While most houses do, one area I...

Re: Mold and Termite Inspections

Every state has different laws on termite Inspections. What is perfectly legal in one state may be illegal in another.

IMHO. Inspectioning for termites is a very different protocol, even if there...

Re: New Laws going into Effect January 2019 for California Home Inspectors

SB 998 [Galgiani] - CSST Piping - This one doesn't change anything, IMHO, other than updating my template to use the specific wording required.

Just stupid that even an electrician bonded it...

Re: New Laws going into Effect January 2019 for California Home Inspectors

This one concerns me the most. Because checking irrigation can be simple, or complex. But more than that, it's very time-consuming. This could easily add an hour to even a modest home.

If I'm not...

Re: Free solar system inspection online video training:

With the wildfires forcing my inspections to be postponed, I finally had time to watch these.

Pretty good starting information.

Re: Help on Age of GE AC Unit

Ah. I was never sure if or how long they kept the GE nameplates during the transition. It certainly makes sense that it wouldn't be a hard cutoff.

Re: Help on Age of GE AC Unit

GE sold their central HVAC division to Trane in 1982.

If it says GE, it's 1982 or earlier.

Unless your talking window or in wall units. In which, GE still makes those.

Re: Argh: ASHI President tells radio show listeners to hire contractors, not inspecto

I thought this can't be right.

So I listened to it myself.

Holy moly, what was he thinking?

I wonder how ASHI members feel knowing their leader threw them under the bus.

Re: SB-988 Home inspectors

The silly thing is, even if the CSST is clearly bonded and grounded properly, the home inspector can not deem it safe. We have no choice but to punt it to an electrician.

Though I can't ever...

Re: SB-988 Home inspectors

I've known about this one, though I didn't realize it was going through.

It's not that big of a deal, as it says is an inspect shall identify CSST as present if we see it, which any decent home...

Re: Solar dome on roof

I've never noticed condensation in one.

I'm in Southern California, so the weather is very different than Illinois.

I do suppose all that condensation could become an issue.
