I went years with no E&O insurance. Not required here. If you've got money, consider yourself self-insured if you know what you're doing as a home inspector. In 14 years, I've never had a claim.

That doesn't matter. Flipping a certain breaker or switch could make it active.

I bet I could find one if I looked hard. That receptacle obviously isn't approved for wet locations. I would write it up real hard. I agree with the OP that it's a life safety issue.

Question Icynene spray foam insulation on CEILINGS

Any of you ever see spray foam insulation in the attic applied to the ceilings? It covers all the junction boxes, can lights, exhaust fans, speakers, etc. Is there anything specifically that says it...

I don't call it out unless the seal has totally failed and the glass is fogged or there is bulging that is also an aesthetic issue (black seals that expand into the glazing area which indicates...

What should he say? Seal MAY fail therefore the glass should be replaced? What if the window is 10 years old and hasn't failed yet?

Gold is up 1.36% YTD and 1.5% over the past month.

My investments are up 15.51% YTD and 17.92% for 1 month.

Gold is always a laggard and has no intrinsic value. It is a rock. Period.

Re: Water Heater Overflow Pipe material ?

Rated PVC and any other material approved for use as distribution piping is acceptable for a TPR pipe. This plastic pipe however is too close to the draft hood/flue.
