Re: Attic ladder in garage

It can be.

It depends on if the attic above has its own firewall or open to the attic of the rest of the home.

Remedy also depends on is this the ONLY access or a can it be sealed up?

Re: Pool

You can't tell anything from one picture.

As stated, if you don't know, don't claim to know.

Pool inspections are quite a bit more involved than look at the water.
Pump, heater, filter,...

Re: Do you carry a moisture on every inspection?

It's always with me.

How often I use it depends oh the home.

A 1 story ranch with a crawl, all plumbing under the home, on a warm day when it hasn't rained in months, there may not be...

Re: Crawl space vapor barrier.

You might want to check with your local building codes.

Vapor barriers are not only not installed, they are NOT recommended in Southern California due to our very dry climate.

You're much...

Re: Walking a Roof

I had a 3 level multi-family this morning.

But there was a balcony, so I used my xtend and climb to access the roof from the top floor balcony. No biggie. Felt very safe going up and walking...

Re: Walking a Roof

You asked how to get out of doing your job, then blamed the answers. Brilliant.

Personally, I enjoy walking every roof that is safe to do. It's often very peaceful and serein up there.

Re: What to charge for New Construction?

Yes, same as any other inspection.

Though sometimes I feel new construction inspections should be a bit more actually, as they can be more time-consuming.

Re: 10 California Pool Safety Act Myths

On new construction and remodels, the 2 items will be enforced via the permit process. Assuming anyone gets a permit and the local permit office enforces it.

But as far as home inspectors...

Re: Another reason to self closing doors to the garage

Good point.

CO detectors are required in California at time of sale if the home has either a gas appliance or attached garage.

Another reason to self closing doors to the garage

Of course, to home inspectors, this is obvious.

But for those of us who's clients roll their eyes when we explain why we're calling out the door from the home to the garage for not self-closing...

Re: Matt in Boca Raton

First off, you have to better define your goal.

"Complete the transition into a paid HI" is pretty vague, and can mean all sorts of things.

Re: You better get familiar with solar

It won't surprise me if CRIEA comes out with a Solar SOP in the next few years.

Though technology keeps changing. Those new transformers are tiny.

Re: Marketing Folders

It's a scam.

Eventually, they'll stop calling quite as often.

The people selling these can smell new blood and pounce.

If the folders worked as well as they claimed,...

Re: You better get familiar with solar

Actually, the proposed law only focuses on new construction after 2020.

Given 80-90% of my business is inspecting homes built between 1920-1968, that won't affect much.

Re: Inspection Cancellations

It has nothing to do with your reviews. You may be the best home inspector in your area.

It has to do with WHY they canceled. As Emmanuel Scanlan pointed out.

A cancelation is the buyer gets...

Re: Inspection Cancellations

I'd say your issue isn't the client canceled, but that the client didn't trust you enough to go through with the inspection.
