Large Crack in Cast-Iron Pipe

This cast-iron fitting has a large crack that fully penetrates the pipe at the base of the heel inlet. Cast-iron pipe has a typical lifespan of 50 years. Most of what remains in homes today is well past that age.

Telescopic Metal Columns

Most multi-piece telescopic metal columns are not intended for permanent use.  That is just one of several issues with this installation.

Disconnected Standpipe

The standpipe (drain) for the washing machine is disconnected in the crawl space. All of the water from clothes washing discharges beneath the house.

Waste Vent Discharging into the Attic

The PVC pipe is a waste vent for a bathroom below. As is, sewer gasses are released in the attic. The vent pipe should be extended through the roof. Alternatively, an Air Admittance Valve (AAV) could be installed within the attic.

The patio slab was poured at a level above the wood framing of the floor system, significantly increasing the risk of rot in the rim joist. In this instance, flashing had been embedded in the concrete to protect wood framing from water contact; however, this area will still need to be monitored periodically to avoid damage if the flashing fails.

What questions should I ask before hiring a home inspector?

The least asked, but the arguably most important question is, “How much experience do you have?” Keep in mind, at one point in every home inspector’s career, the answer is “Today is my first day”. If you don’t ask, you won’t know. It’s also important to understand that “trained” and “experienced” are not the same thing. It takes years of observation to get to a point where you can put it all together. Inexperienced inspectors look for evidence of a problem. Experienced inspectors look for the cause.

How much does a home inspection cost in Nashville TN?

The price of a home inspection can vary significantly from company to company. Buyers should be wary of budget prices or large discounts as these are telltale signs of new inspectors using low prices to drum up business. At the other end of the spectrum, premium-priced inspections are available, along with a variety of offered ancillary services – some useful, some not. Regardless of the price of the inspection, buyers should verify that the experience level of the person who will perform their inspection is commensurate with the price of the inspection.

What do home inspectors look for?

In Tennessee, home inspectors must be licensed and insured and must comply with state laws that apply to their industry. As part of this regulation, the scope of a home inspection is well-defined in the TN Standards of Practice (TNSOP) for home inspectors. The State requires that home inspectors substantially fulfill the requirements of the TNSOP for every home inspection. That is not to say that inspectors are not allowed to exceed the TNSOP in some areas. We at BNA do that every day. The TNSOP serves as a minimum standard, much like building code serves as the minimum standard for the construction of a home.

In the course of an inspection, we will visually inspect all accessible exterior and interior areas, including the roof, exterior cladding, attic, crawlspace/basement, and interior spaces. We remove accessible covers to examine electrical panels and HVAC systems. We verify the operation of accessible plumbing fixtures, electrical outlets, windows, HVAC systems, and common appliances.

Beyond that, our skilled inspectors have the ability to identify unexpected or unusual defects that aren’t found on a checklist or built into home inspection software. There are an infinite number of things that can be wrong. The more esoteric defects will only be found through experience and a deeper understanding of homes.
